Common use of Proration of Rent Clause in Contracts

Proration of Rent. If the Commencement Date is not the first day of the month, or if the end of the Term is not the last day of the month, Rent shall be prorated on a monthly basis for the fractional month during the month which this Lease commences or terminates. The termination of this Lease shall not affect the obligations of Landlord and Tenant pursuant to Subsection 5.c. which are to be performed after the termination.

If the any Rent Commencement Date is not the first day of the a calendar month, or if the end of the Term is not the last day of the a calendar month, Base Rent payable by Tenant pursuant to Section 4, and Operating Expenses payable by Tenant pursuant to Section 5, shall be prorated on a monthly daily basis (based upon a thirty (30) day month) for the such fractional month during the month which this Lease commences or terminatesmonth. The termination of this Lease shall not affect the obligations of Landlord and Tenant pursuant to Subsection Section 5.c. which are to be performed after the termination.
