Protection of Subtenant. Landlord covenants that notwithstanding any default under or termination of this Lease or of Tenant's possessory rights, Landlord: (a) so long as a subtenant within the Premises complies with the terms and conditions of its sublease, shall not disturb the peaceful possession of the subtenant under its sublease, and in the event of a default by a subtenant, Landlord may only disturb the possession or other rights of the subtenant as provided in the sublease, (b) shall recognize the continued existence of the sublease, (c) shall accept the subtenant's attornment, as subtenant under the sublease, to Landlord, as landlord under the sublease, and (d) shall be bound by the provisions of the sublease, including all options.
