Common use of Quality of Repairs Clause in Contracts

Quality of Repairs. All repairs to be made by Tenant pursuant to this lease shall be of first-class quality and workmanship. If Tenant shall fail to commence any required repairs within a reasonable time, or in any event within ten days after service of a notice by Landlord requesting such repairs, or after commencing such repairs shall fail to complete them with reasonable diligence, Landlord may (but shall not be obliged to) make or complete such repairs at the expense of Tenant.
