QUIET POSSESSION AND OTHER COVENANTS. Lessors covenants that if and so long as Tenant pays the rent and additional rent reserved by this Lease and performs and observes all of the covenants, conditions and rules and regulations hereof, Tenant shall quietly enjoy the demised premises subject, however, to all of their terms of this Lease. Tenant expressly agrees for himself, his executors, administrators, personal representatives, successors and assigns that the covenant of quiet enjoyment (express or implied) and all other covenants in this Lease on the part of Lessor to be performed shall be binding upon Lessor only so long as Lessor remains the owner of the Building which the demised premises form a part.
