RE-ENTRY BY LANDLORD. Upon termination of this Lease, Landlord shall have the right to re-enter and assume possession of the Premises, and the cost and expense of any repairs necessary to restore the condition of the Premises to the condition in which they are to be delivered to Landlord shall be borne by Tenant.
