Common use of Ready for Occupancy Clause in Contracts

Ready for Occupancy. The Premises shall be deemed “Ready for Occupancy” upon the Substantial Completion of the Premises, and issuance of a certificate of occupancy or its legal equivalent allowing the legal occupancy of the Premises. For purposes of this Lease, “Substantial Completion” of the Premises shall occur upon the completion of construction of the Tenant Improvements in the Premises pursuant to the Approved Working Drawings and the Systems Plans, with the exception of any punch list items and any tenant fixtures, work-stations, built-in furniture, or equipment to be installed by Tenant or under the supervision of Contractor.

Ready for Occupancy. The Premises shall be deemed “Ready for Occupancy” "READY FOR OCCUPANCY" upon the Substantial Completion of the Premises, and the issuance of a certificate of occupancy or its legal equivalent allowing the legal occupancy of the Premises. For purposes of this Lease, “Substantial Completion” "SUBSTANTIAL COMPLETION" of the Premises shall occur upon the completion of construction of the Tenant Improvements in the Premises pursuant to in accordance with the Approved Working Drawings and the Systems PlansDrawings, with the exception of any punch list items which do not unreasonably interfere with Tenant's use of the Premises and any tenant fixtures, work-stations, built-in furniture, or equipment to be installed by Tenant or under the supervision of Contractor.

Ready for Occupancy. The Premises (i.e., only the Expansion Premises) shall be deemed “Ready for Occupancy” upon the Substantial Completion of the Premises, and issuance of a certificate of occupancy or its legal equivalent allowing the legal occupancy of the Premises. For purposes of this LeaseAmendment, “Substantial Completion” of the Premises shall occur upon the completion of construction of the Tenant Improvements in the Premises pursuant to the Approved Working Drawings and the Systems PlansDrawings, with the exception of any punch list items and any tenant fixtures, work-stations, built-in furniture, or equipment to be installed by Tenant or under the supervision of Contractor.

The Premises shall be deemed “Ready for Occupancy” upon the Substantial Completion of the Premises, and issuance of a certificate of occupancy or its legal equivalent allowing the legal occupancy of the Premises. For purposes of this Lease, “Substantial Completion” of the Premises shall occur upon the completion of construction of the Tenant Improvements in the Premises pursuant to the Approved Working Drawings and the Systems Plans(as reasonably determined by Landlord), with the exception of any punch list items and any tenant fixtures, work-stationsstations (including any related fixture and/or equipment electrification), built-in furniture, or equipment (including security and other Tenant systems) to be installed by Tenant or under the supervision of Contractor.

The Premises shall be deemed “"Ready for ------------------- Occupancy” " upon the Substantial Completion of the Premises, and issuance of a certificate of occupancy or its legal equivalent allowing the legal occupancy of the Premises. For purposes of this the Lease, “"Substantial Completion” " of the Premises shall occur upon the date that the Contractor or the Architect certifies to Landlord and Tenant that the completion of construction of the Tenant Improvements in the Premises pursuant to the Approved Working Construction Drawings and the Systems Planshas occurred, with the exception of any items described in Section 5.2.6, punch list items and any tenant fixtures, work-stations, built-in furniture, or equipment to be installed by Tenant or under the supervision on behalf of ContractorTenant.

The Premises shall be deemed “Ready for Occupancy” upon the Substantial Completion of the Premises, and issuance of a certificate of occupancy or its legal equivalent allowing the legal occupancy of the Premises. For purposes of this Lease, “Substantial Completion” of the Premises shall occur upon the completion of construction of the Tenant Improvements in the Premises pursuant to the Approved Working Drawings and the Systems PlansDrawings, with the exception of any punch list items and any tenant fixtures, telephones and computers and any cabling related thereto, photocopy machines, work-stations, built-in furniture, or equipment to be installed by Tenant or under the supervision of Contractor, the purchase and installation of which shall be Tenant’s sole responsibility.

The Premises shall be deemed “Ready for Occupancy” upon the Substantial Completion of the Premises, and issuance of a certificate of occupancy or its legal equivalent allowing the legal occupancy of the Premises. For purposes of this Lease, “Substantial Completion” of the Premises shall occur upon the completion of construction of the Tenant Improvements in the Premises pursuant to the Approved Working Drawings and the Systems PlansDrawings, with the exception of any punch list items and any tenant fixtures, work-stations, built-in furniture, or equipment to be installed by Tenant or under the supervision of Contractor. The term “Substantial Completion” shall also include the issuance of a certificate of occupancy, or evidence of closure by all applicable building inspectors.

Ready for Occupancy. The Premises shall be deemed “"Ready for Occupancy” " upon the Substantial Completion of the Premises, and issuance of a certificate of occupancy or its legal equivalent allowing the legal occupancy of the PremisesImprovements. For purposes of this Lease, “"Substantial Completion” " of the Premises Improvements shall occur upon the completion of construction of the Tenant Improvements in the Premises pursuant to the Approved Working Drawings and issuance of a certificate of occupancy, a temporary certificate of occupancy for the Systems PlansPremises, or the legal equivalent thereof permitting Tenant's lawful occupancy of the Premises, with the exception of any punch list items and any tenant fixtures, work-stations, built-in furniture, or equipment to be installed by Tenant or under the supervision of Contractor.

Ready for Occupancy. The Premises shall be deemed “Ready for Occupancy” upon the Substantial Completion earlier of the Premises, and issuance date upon which Tenant commences business operations from the Premises or the date of a certificate of occupancy or its legal equivalent allowing the legal occupancy substantial completion of the Premises. For purposes of this Lease, “Substantial Completionsubstantial completion” of the Premises shall occur upon (i) the completion of construction of the Tenant Improvements in the Premises pursuant to the Approved Working Drawings and the Systems PlansDrawings, with the exception of any minor punch list items and any tenant fixtures, work-stations, built-in furniture, or equipment to be installed by Tenant or under the supervision of Contractor, and (ii) the date a temporary certificate of occupancy or other required equivalent approval from the local governmental authority is issued permitting occupancy of the Premises (such as sign off on the building inspection cards).
