REAL ESTATE TAXES & OPERATING. EXPENSES Real estate taxes and operating expenses other than the LESSEE’s electricity usage and the cleaning of the leased premises shall be included in the Rent for the term of the lease. LESSEE shall not be responsible for any escalations or pass-throughs of LESSOR’S expenses for the leased premises at any point during the term of the lease, including capital repairs.
