Rebuilding. In the event that this Lease is not terminated by reason of such condemnation, Landlord shall, to the extent of the award received and subject to the provisions of Landlord's mortgage concerning the application of condemnation awards, cause such restoration and repair to the remainder of the Premises and the Project of which they are a part, to be done as may be necessary to restore them to a reasonably suitable condition for the conduct of the business of Tenant and the other occupants of the remaining portion of such Project.
