Reduced Base Rent. If Tenant elects to defer delivery of the Relocation Premises until March 1, 2013, then Base Rent for the Remaining Level 3 Premises will be reduced to $10.00 per square foot annually for the period commencing October 1, 2012 and continuing to the New Lease Commencement Date.
