Reduction Due to Vacancy. In the event Tenant ceases to occupy a contiguous portion of the Premises constituting a full floor on any floor of the Premises for a period of more than thirty (30) consecutive days, then upon Tenant giving Landlord written notice thereof, Tenant shall receive a credit against Tenant’s Proportionate Share of Operating Expenses equal to the charges, on a per square foot of rentable area basis, not used by Tenant as a result of such vacancy during the period of such vacancy, but only to the extent of the actual reduction in Operating Expenses experienced by Landlord.
