Remedy after Landlord Transfer. In the event Landlord shall transfer its interest in the Leased Property other than to a Person who acquired title by foreclosure or deed in lieu thereof, or any Person claiming by, through or under such a Person, Tenant may, thereafter, upon the occurrence and during the continuance of any Landlord Default, terminate this Agreement by thirty (30) days prior Notice thereof to the then Landlord; provided, however, that if such Landlord Default shall be cured prior to the expiration of such 30-day period, such notice of termination shall be null and void.
