Common use of RENEWAL TERM ADDITIONAL RENT Clause in Contracts

RENEWAL TERM ADDITIONAL RENT. Except for the Base Year of any Renewal Term, Tenant shall pay Additional Rent to Landlord on a quarterly basis in arrears within forty-five (45) days after the end of each quarter of each Lease Year during any Renewal Term; provided, however, if such payment date falls on a weekend or federal holiday, Tenant shall make such payment on the first business day immediately preceding such payment date. The Additional Rent shall be calculated as provided in Section 2.3 except that the Base Year for the purposes of determining such Additional Rent shall be the first Lease Year of the applicable Renewal Term.
