Rent and Payment. Lessee shall pay as rent for use of the Property, aggregate rentals equal to the sum of all the Monthly Rentals and other payments due under the Lease for the entire Base Period. The Monthly Rental shall begin on the Date of Acceptance and shall be due and payable by Lessee in advance on the first day of each month throughout the Base Period, provided, however, that if quarterly rental payments are specified on a Schedule, the quarterly rental shall be due and payable by Lessee in advance on the first day of each quarter throughout the Base Period.
