Common use of Rent Default Clause in Contracts

Rent Default. Tenant fails to pay any Rent within five (5) days after notice that such payment was not paid when due, provided that Tenant acknowledges that such notice shall be in lieu of and not in addition to any notice required to be given by Landlord to commence an unlawful detainer action (or similar eviction proceeding) under the then applicable law;
