RENT PAYMENTS AND CHARGES. Tenant shall pay total rent for the Lease Term which requires setting up automatic ACH payments online. Rent shall be payable by Tenant in advance monthly on the 1st day of each month in the amount of <<Monthly Rent>> per installment. A Tenant who has an Lease inclusive of monthly charges will still be responsible for non-recurring charges, such as late charges. The mandatory charge to have a tenant portal is $20 per month and this charge is considered additional rent. The monthly rental rate only applies if you set up automatic payments on your tenant portal. The only other way to make rent payments is at CVS, Ace Cash Express or 7-Eleven. All payments will be applied to previous debt first. Landlord can apply payments at its sole discretion. No personal checks are accepted. If Xxxxxx makes a rent payment that is returned for any reason, a charge of $35 that is considered additional rent is charged to your account. Landlord at any time can require certified funds from Tenant and can also collect the $50 additional charge for not using automatic ACH payments. If Xxxxxx pays into an account other that the one in Tenant’s name, there is a transfer of funds charge of $100 and this charge is considered additional rent. If Xxxxxx gets rent assistance from Section 8 and Landlord gets a termination notice or intent to terminate notice from Section 8, Tenant has materially breached the Lease and the Lease is immediately terminated. A $55 monthly government regulation charge applies to all tenants upon signing a new lease or renewing a lease. This $55/ month charge is considered additional rent and pays for government related costs, along with paying for other government regulations, taxes, fees, charges and/or requirements. Appliance rentals, which include, but are not limited to, refrigerators, stoves, dishwashers and window A/C units, are $45 per month per appliance, which is considered additional rent. Landlord sometimes automatically provides refrigerator and stove appliances to certain units. If your unit comes with those appliances, the rental charge will be automatically added to monthly balance. There is a $200 charge per appliance for Landlord to pickup and remove an appliance and this charge is considered additional rent. Appliances will be delivered upon confirmation that utilities are on. Existing and/or replacement appliances are standard, basic model, white-style and used. Landlord at its sole discretion can choose not to lease appliances. If Tenant is behind on rent payments, Landlord will remove appliances from the home prior to Tenant moving out to preserve the appliances. Landlord will criminally prosecute anyone who steals appliances or damages any part of the property. Storage sheds or any other storage spaces on the property, whether detached or attached to the building, are owned by the Landlord and available to rent for an additional $50 per month, per storage space. This $50 per month charge is considered additional rent. The storage spaces are not included as part of the regular monthly rent. If Xxxxxx decides not to rent the storage space and Landlord finds that Xxxxxx has been using the storage space without paying for it, Landlord will backdate the $50/month charge to the beginning of the Lease. If Landlord makes a trip to the rental unit to remove a lockbox from the door and it is missing, Landlord will charge Tenant a $45 trip charge, plus $30 for the lockbox, which are both considered additional rent. There is a $20 charge that is considered additional rent if you lose your PaySlip and Landlord creates and emails you a new one.
