Common use of Rental Rate of Comparable Space Clause in Contracts

Rental Rate of Comparable Space. In determining the rental rate of comparable space, the parties shall include all escalations and take into consideration the following concessions: (A) rental abatement concessions, if any, being granted to tenants in connection with the comparable space; and (B) tenant improvements or allowances provided or to be provided for the comparable space, taking into account the value of the existing improvements in the Premises, based on the age, quality, and layout of the improvements.
