Rentals Upon Condemnation. If this Lease is terminated pursuant to any provision of this Article, then the Minimum Rent and all additional rent and charges payable hereunder shall be prorated as of the date of such termination. If, upon partial condemnation as provided in Section 14.2, this Lease is not terminated, the Minimum Rent, additional rent and all other charges shall be equitably adjusted. Tenant shall continue to make all payments of Minimum Rent and additional rent, as heretofore provided, until the adjusted rent is agreed upon, whereupon Landlord and Tenant shall settle any excess rent or shortfall.
