Repairs and Maintenance Obligations of Tenant. 4.1 The Tenant has had possession and control of the Demised Premises since the Commencement Date, has examined the Demised Premises and has entered into this Lease without any representation on the part of the Landlord as to the present or future condition thereof, except as may be expressly set forth herein, and has accepted the Demised Premises in “as is” condition.
