Retail Viability. In the event Developer is unsuccessful in securing any qualified and experienced grocery store or retail tenants during the construction period and the ten-year period following the Project’s completion, then the Developer shall have the option to convert the retail space to any use permitted in the MU-4 District at the sole discretion of the Developer.
