Common use of Return of Premises Clause in Contracts

Return of Premises. Upon the expiration or earlier termination of this Lease, Tenant shall return the Premises to Landlord clean and in the same condition as on the date Tenant took possession, except for normal wear and tear. Any damage to the Premises, including any structural damage, resulting from Tenant's use, or from the removal of Tenant's fixtures, furnishings and equipment pursuant to Section 13(b) below, shall be repaired by Tenant at Tenant's expense.

Return of Premises. Upon the expiration or earlier termination of this LeaseExcept as specifically provided herein, Tenant shall agrees to return the Premises to Landlord clean and at the expiration or prior termination of this Lease in the same condition and repair as on the date Tenant took possessionwhen first received, except for normal wear and teartear excepted. Any damage Tenant agrees to the Premises, including any structural damage, resulting from Tenant's use, or remove its moveable equipment and trade fixtures from the Premises at the expiration or prior termination of this Lease. Tenant shall immediately repair any damage arising out of any such removal of Tenant's fixtures, furnishings and equipment pursuant in a manner reasonably acceptable to Section 13(b) below, shall be repaired by Tenant at Tenant's expenseLandlord.
