Common use of Right of Landlord to Cure Tenant’s Default Clause in Contracts

Right of Landlord to Cure Tenant’s Default. Whenever Tenant defaults in the making of any payment required hereunder or in the doing of any act herein required to be made or done by Txxxxx, then Landlord, with five (5) days prior notice to Tenant, may make such payment or do such act on Tenant’s behalf but shall not be required to do so. All costs incurred by Landlord to satisfy Tenant’s obligations, including without limitation payment of any penalty or fine which may be imposed as a result of Tenant’s failure or violation, shall be paid by Txxxxx as Additional Rent within ten (10) business days of Landlord’s demand for reimbursement (unless otherwise expressly provided herein), after which time interest shall be applied at the Interest Rate. The making of such payment or the taking of such action by Landlord shall not operate to cure or waive such default by Tenant nor prevent Landlord from exercising any other remedy available to Landlord.
