Rightful Termination by Seller. In the event that the conditions precedent to Seller's obligation to close are not satisfied and Seller terminates this Agreement pursuant to the terms hereof, the Earnest Money Deposix xxxxx be returned in full to Seller as its sole remedy, and the parties shall have no further liability to one another, except as may otherwise be expressly provided hereunder.
