RULES AND REGULATIONS OF BUILDING. 31.1 The sash doors, sashes, lights, and skylights that reflect or admit light into the halls or other places of the Building shall not be covered or obstructed. The toilets and urinals shall not be used for any purpose other than those for which they were constructed, and no rubbish, newspapers or other substances of any kind shall be thrown into them. Waste and excessive or unusual use of water shall not be allowed. Tenant shall not deface the walls, ceilings, partitions, floors, wood, stone or iron work. The expense of any breakage, stoppage or damage resulting from a violation of this rule shall be borne by Tenant. 31.2 No additional lock or locks shall be placed by Tenant on any door in the Building unless written consent of Landlord shall have first been obtained which consent shall not unreasonably be withheld. All keys shall be surrendered to Landlord upon termination of the tenancy. At all times during the Lease, Tenant shall provide Landlord with current working copies of keys and any other applicable means of access (e.g. an access card for a security card system) to all areas of the Premises for purposes of emergency access by Landlord. 31.3 Tenant and its guests and employees shall not bring into or keep within the Building any motorcycle or other vehicle. 31.4 No awnings are allowed. Any window covering in Building windows desired by Tenant shall be installed at its expense and must be of such uniform shape, color, material and make as may first be approved by Landlord which approval shall not unreasonably be withheld or delayed. 31.5 Neither Tenant nor its employees, contractors or invitees shall go upon the roof of the Building except to the extent otherwise expressly permitted in this Lease. 31.6 Tenant shall not use or keep in the Building any kerosene, gasoline or inflammable or combustible fluid or material. 31.7 Landlord shall have the right to prohibit any advertising by Tenant which, in Landlord's reasonable opinion, tends to impair the reputation of the Premises, and upon written notice from Landlord, Tenant shall refrain from or discontinue such advertising.

RULES AND REGULATIONS OF BUILDING. Tenant shall comply with the Rules and Regulations of the Building with respect to safety, care, cleanliness and preservation of good order in the Building that Landlord may establish from time to time for tenants of the Building. Landlord shall not be liable to Tenant for any failure of any other tenants of the Building to comply with such Rules and Regulations, attached hereto as Exhibit C, but will use its best efforts to enforce such rules in a nondiscriminatory manner.

Any window covering desired by Tenant shall be installed at its expense and must be of such uniform shape, color, material and make as may first be approved by Landlord. 31.5 Except for authorized maintenance personnel, neither Tenant nor its employees or invitees shall go upon the roof.
RULES AND REGULATIONS OF BUILDING. Tenant shall perform and comply with reasonable Rules and Regulations of the Building with respect to safety, care, cleanliness, parking and preservation of good order in the Building that may be established from time to time by Landlord for tenants of the Building. Such rules and regulations and any changes shall apply equally to all tenants. Landlord shall not be liable to Tenant for any failure of any other tenants of the Building to comply with such Rules and Regulations, attached hereto as Exhibit "C", except in the event of an unreasonable refusal to enforce such rule after written notice from Tenant.

RULES AND REGULATIONS OF BUILDING. Tenant shall comply with the --------------------------------- Rules and Regulations of the Building with respect to safety, care, cleanliness, parking and preservation of good order in the Building that Landlord may reasonably establish from time to time for all tenants of the Building and shall be consistent with any of the express terms of this Lease. Such rules and regulations shall apply uniformly to all Tenants and occupants of the Building. Landlord shall not be liable to Tenant for any failure of any other tenants of the Building to comply with such Rules and Regulations, but Landlord will diligently use all legal means to enforce the Rules and Regulations for all tenants.

Landlord shall not be responsible for the nonobservance by any other Tenant of said rules and regulations. The Houston Visitor Center is a non-smoking and pet-free complex in its entirety. A violation of the no smoking/no pet policy may result in the forfeiture of the security deposit and eviction at the sole discretion of the Landlord.
