Save for Tenant s obligations to pay Base Rent and Additional Rent hereunder, neither Landlord nor Tenant shall be liable for failure to perform any of its obligations hereunder, or for damage or loss to the other party if such failure, damage or loss is caused by Acts of God or of the Queen’s enemies, fire or other casualty, war, disaster, riots, strikes, lockouts, force majeure, cas fortuit or any similar circumstances, or circumstances attributable to the other party or other emergency or cause beyond the reasonable control of either party.
