Second Improvement Allowance Sample Clauses
Second Improvement Allowance. To further offset the cost of the Sublessee Improvements, Sublessor shall pay to Sublessee a “Second Improvement Allowance” payable in the form of a credit against Base Rent that would otherwise be due during calendar years 2028, 2029, 2030, and 2031 of the Sublease Term. The amount of the Second Improvement Allowance shall be equal to the total amount of Base Rent that would otherwise be due during calendar years 2028, 2029, 2030, and 2031.
