SERVICES TO BE PROVIDED BY LESSOR. LESSOR'S EXCULPATION: Subject to intervening laws, ordinances, regulations and executive orders, Lessor agrees to furnish, except on holidays, as set forth on Exhibit E attached hereto and made a part hereof:* a. The cleaning services, as set forth on Exhibit D attached hereto and made a part hereof, and subject to the conditions therein stated. Except as set forth on Exhibit D, Lessee shall pay the cost of all other cleaning services required by Lessee. b. Heating, ventilating and air conditioning (herein "HVAC") as appropriate for the season, and as set forth on Exhibit C-1, attached hereto and made a part hereof, together with Common Facilities lighting and electric energy all during Building Hours, as defined in the Preamble. c. Cold and hot water for drinking and lavatory purposes. d. Elevator service during Building Hours (if the Building contains an elevator or elevators for the use of the occupants thereof) plus at least one (1) elevator available seven days a week, twenty-four hours a day (including holidays).* e. Restroom supplies and exterior window cleaning when reasonably required. f. Notwithstanding the requirements of Exhibit C-1 (as to HVAC) or D or any other provision of this Lease, Lessor shall not be liable for failure to furnish any of the aforesaid services when such failure is due to Force Majeure, as hereinafter defined. Lessor shall not be liable, under any circumstances, including, but not limited to, that arising from the negligence of Lessor, its agents, servants or invitees, or from defects, errors or omissions in the construction or design of the Premises and/or the Building, including the structural and non-structural portions thereof, for loss of or injury to Lessee or to property, however occurring, through or in connection with or incidental to the furnishings of, or failure to furnish, any of the aforesaid services or for any interruption to Lessee's business, however occurring.
SERVICES TO BE PROVIDED BY LESSOR. Subject to intervening laws, ordinances, regulations and executive orders, while Lessee is not in default under any of the provisions of this Lease, Lessor agrees to furnish, on “Business Days,” as hereinafter defined: (A) Janitorial services to be performed in accordance with Building standards and practices, to include restroom supplies. (B) Heating, ventilating and air conditioning (herein “HVAC”), as appropriate for the season, together with Common Facilities lighting and electric energy all during “Building Hours,” as hereinafter defined. (C) Cold and hot water for drinking and lavatory purposes.
SERVICES TO BE PROVIDED BY LESSOR. Lessor agrees to furnish to the Premises (i) electricity for normal lighting and ordinary office machines, (ii) heat and air conditioning required in Lessor’s judgment for the comfortable use and occupation of the Premises, and (iii) lighting in the common areas of the Building and the Property as, in Lessor’s sole judgment, is necessary or desirable to insure proper operation of the Building, all in a manner comparable to that of similar buildings in the area.
SERVICES TO BE PROVIDED BY LESSOR. Five-day-a-week janitor, common area heating, ventilating and water shall be provided by Lessor. Electricity, heat and air-conditioning to the Premises shall be separately metered and paid by Lessee.
SERVICES TO BE PROVIDED BY LESSOR. All building services normally provided by Lessor to tenants of comparable premises in Menlo Business Park during regular business hours, Monday through Friday (except recognized holidays), including utilities, janitorial service, and heating, ventilating and air conditioning, but not including electricity for large computers, electric space heaters, or other special equipment such as supplemental HVAC or security system coverage
SERVICES TO BE PROVIDED BY LESSOR. Lessor agrees that it shall provide, without liability on Lessor's part for any failure not due to Lessor's negligence, the following: 1. Maintenance of the Leased Premises, the Common Areas and appurtenances, in reasonable good repair. 2. Adequate light for the Premises. 3. Sanitary and toilet facilities for use by Lessee, its employees, customers and invitees, in common with other lessees and their respective employees, guests, customers and invitees. 4. Cleaning of inside and outside of exterior windowpanes. 5. Snow removal services, which shall include parking lot and all exterior walk ways. 6. Lessee's name shall be placed on tenant directory.

SERVICES TO BE PROVIDED BY LESSOR. While Lessee is not in default under any of the provisions of this Lease, Lessor agrees to furnish the particular services, set forth on Exhibit D attached hereto and made apart hereof, and subject to the conditions therein stated. If Lessee shall default hereunder, Landlord shall not terminate services described in Exhibit D, until fifteen (15) day notice grace period has expired. Except as set forth in said Exhibit D, Lessee shall pay the cost of all other services required by Lessee. Notwithstanding the requirements of said Exhibit D, Lessor shall not be liable for failure to furnish to furnish any of the foregoing when such failure is caused by conditions beyond the control of Lessor including, but not limited to, acts of God, accident, repairs, or strikes; such failure shall not constitute an eviction. Lessor shall not be liable, under any circumstances, for loss of, or injury to property, however occurring, through or in connection with or incidental to the furnishing of or failure to furnish any of the services required by said Exhibit D, unless caused by the negligence or willful misconduct of Landlord or its agents, employees or contractors or by Landlord's breach of obligations under this Lease.
SERVICES TO BE PROVIDED BY LESSOR. A. The Lessor shall allow the Lessee to utilize the Seabin for its intended purpose, to reduce the presence of floating aquatic debris, for the duration of this lease. B. The Lessor shall provide to Lessee any materials, including components or manuals, provided by the Seabin manufacturer that are required for initial installation of the device. C. The Lessor shall deliver, within fifteen (15) days of Lease execution, the Seabin and all components to the address provided by the Lessee.
SERVICES TO BE PROVIDED BY LESSOR. Lessor shall be fully responsible for performing the following services with respect to the services rendered by the Leased Employee during the term of this Agreement: (a) Payment of all salary, wages, and any and all other compensation due and/or promised to the Leased Employee for all of his work providing services under this Agreement; (b) Make all withholding from such payments as required by law and prepare or cause to be prepared, and furnished, the appropriate payroll records including W-2s; (c) Payment of all payroll taxes with respect to Leased Employee; and (d) Provision of all benefits due and/or promised to the Leased Employee.
