Common use of Showings and Negotiations Clause in Contracts

Showings and Negotiations. Appointments for showings and negotiations with the seller with respect to any property for which a Property Data Sheet has been submitted to the Association shall be conducted through the listing Participant except under the following circumstances: a. the listing Participant gives the cooperating Participant specific authority to show and/or negotiate directly, or b. after reasonable effort, the cooperating Participant cannot contact the listing Participant or his or her representative. However, the listing Participant, at his option, may preclude such direct negotiations by cooperating Participants.
