Common use of Showings and Negotiations Clause in Contracts

Showings and Negotiations. Appointments for showings and negotiations with the Seller for the purchase of listed property filed with Central Texas MLS shall be conducted through the list- ing Participant except under the following circumstances: The listing Participant gives the cooperating Participant specific authority to show and/or negotiate directly, or After reasonable effort, the cooperating Participant cannot contact the listing Par- ticipant or his representative. However, the listing Participant, at his option, may preclude such direct negotiations by cooperating Participants.
