SPECIFIC EXPENSES TO BE PAID BY PINNACLE ON OWNER'S BEHALF. Pinnacle shall pay from the Project operating account, in accordance with the business plan or as otherwise directed by Owner, all utility and maintenance charges; all real property taxes and assessments; all premiums for liability and casualty insurance; all monthly payments upon underlying secured real property debt; Pinnacle's fees; all other operating and rental expenses set forth herein; postage, copying, long distance charges and other expenses directly associated with the property; the costs and expense of uniforms for employees (where applicable) and the costs and expenses directly associated with the training of Project employees.
