Adding videos to “Watchlist” and rating videos; and 3.2.9. Accessing all Video Player Controls, including controls for activating audio description services, where available.
Specific Improvements. Netflix shall ensure that its website provides blind individuals using screen-reading technology with access to the services, privileges, advantages, and accommodations of the Netflix website that are also available to sighted users including: 4.2.1 Searching and browsing all videos available through Netflix’s streaming services and DVD rental services; 4.2.2 Accessing synopses, cast lists, reviews, and all other information available for videos; 4.2.3 Selecting specific videos, including browsing and selecting episodes within a series, for viewing; 4.2.4 Adding items to the watch list; 4.2.5 Accessing all video player controls, including controls for activating audio description services, where available; 4.2.6 Navigating to each of the two galleries containing audio described titles from the Netflix home pages; 4.2.7 Ensuring that both the disc and streaming galleries containing audio-described titles and the Audio Description enhanced customer service page are screen- reader accessible; and 4.2.8 Accessing account management tools.

Account management (e.g. membership sign up, log in/out, profile creation and modification, managing notifications, ad personalization, payment methods); 4.2.2. Accessing all privacy policies, terms of use, and other information and documentation regarding their contractual relationship with Hulu; 4.2.3. Searching and browsing all available streaming content; 4.2.4. Accessing all synopses, cast lists, reviews, or other information about videos; 4.2.5. Selecting specific videos, including browsing and selecting episodes within a series, for viewing; 4.2.6. Utilizing “My Stuff” and Hulu’s Cloud DVR function; 4.2.7. Utilizing the “Help Center” and other customer assistance features; 4.2.8. Adding videos to “Watchlist” and rating videos; and 4.2.9. Accessing all Video Player Controls, including controls for activating audio description services, where available.
Specific Improvements. Subject to Landlord’s approval of the Plans therefor, Tenant, as part of the Leasehold Improvements, shall be permitted to (i) install an emergency generator at the Project in a location to be mutually acceptable to Landlord and Tenant; (ii) install a new supplemental cooling system or upgrade and use the existing supplemental cooling system for the Premises (including the existing piping and water loop); (iii) construct a fitness center in the Premises for use solely by Tenant’s officers, directors and employees; (iv) install a key card access system in the elevators and the stairwells of the Building for the floors on which the Premises are located; and (v) upgrade the electrical power in and to the Premises. The installation, operation, maintenance, repair and replacement of the foregoing improvements shall be at Tenant’s sole cost, liability and expense (subject to the application of Landlord’s Contribution). All work performed by Tenant in connection with the installation of the improvements described herein shall be in strict accordance with the terms of Exhibit D. Tenant shall have access to the roof of the Building in order to install (or upgrade), operate and maintain the supplemental cooling system during Business Hours upon reasonable advance notice to the Building manager. Depending on the size and location of the emergency generator, Landlord shall be entitled to charge a reasonable fee for the emergency generator and such fee may be reasonably increased by Landlord from time to time. Landlord shall inform Tenant the amount of the initial fee (if any) for the emergency generator at the time Landlord approves the Plans therefore. Landlord may require Tenant to install fencing and/or screening around the emergency generator. At the expiration or earlier termination of the Term, Tenant, at Tenant’s sole cost and expense, shall remove the emergency generator (and any and all piping and wiring related thereto), all bathrooms, showers and locker rooms (and related fixtures) within and/or related to the fitness center and those portions of the key card access system which are located in the stairwells and the elevators, and Tenant shall promptly repair any damage to the Project caused by such removal. Landlord agrees that the requirements to remove the fitness center at the expiration of the Term shall be limited to the removal of the bathrooms, showers, locker rooms and related fixtures.
Specific Improvements. The Owner is responsible to construct or contribute the following “Required Public Improvements”, as applicable and as noted below, in connection with the development of the Project as currently proposed and based on information currently available. The required Phase of construction or contribution for the Required Public Improvements, as applicable, shall be based on future approvals obtained for the Project in accordance with the Zoning Ordinance, this Agreement and the Municipal Code. The Required Public Improvements will include any additional public improvements required in connection with the development of the Project based on other new or changed conditions or information that was not readily available or known to the City at the time of this Agreement, as well as the following improvements/contributions: • Construction of the north half of 104th Avenue including associated ROW landscaping and storm drainage systems from the western property line to Himalaya Parkway; • Construction of the south half of 112th Avenue including associated ROW landscaping and storm drainage systems from Himalaya Parkway to the eastern boundary of the Property, along the property frontage (provided such obligation shall not be triggered until the annexation and development of the property located to the south and east of Planning Area I); • Construction of the west half of the minor arterial known as Himalaya Parkway (plus the eastern half of Himalaya Parkway along the frontage of Planning Area J) including associated ROW landscaping and storm drainage systems from 104th Avenue to 112th Avenue and the roadway connection at the intersection of Himalaya Parkway and Himalaya Road; • Construction of the one-half of the minor collector street section including associated ROW landscaping and storm drainage systems along existing Himalaya Road from its intersection with Himalaya Parkway approximately 1,000’ south of 112th Avenue to 108th Avenue (which funds shall be placed into escrow for future construction of such streets); • Construction of one-half of the minor collector street section for 108th Avenue including associated ROW landscaping and storm drainage systems from its existing western boundary within the Property to Himalaya Road (which funds shall be placed into escrow for future construction of such streets). • Construction of the full minor collector from 104th Avenue to existing 108th Avenue including associated ROW landscaping and storm drainage systems; • Cons...
