Sprinkler Heads. Per code but not to exceed a maximum of one (1) head for each 150 square feet of Rentable Area in the Leased Premises. All terrorism, fire and extended coverage insurance which may be carried by Landlord with respect to the Building or the property of Landlord located therein shall contain or be endorsed with a clause permitting waiver of rights of recovery prior to a loss and waiving all rights of subrogation so long as such a clause is available. Landlord waives all claims for recovery from Tenant for any loss or damage to the Building or the property of Landlord located therein to the extent such loss is covered by valid and collectible terrorism, fire and extended coverage insurance policies in standard form containing a waiver of subrogation endorsement. Tenant shall remain liable to Landlord for the cost of repairing any damage to the Leased Premises, the Building, or the property of Landlord which is caused or contributed to by an act or omission of Tenant, its agents, employees, guests, or invitees to the extent that such damage is not insured or insurable by Landlord under standard fire and extended coverage insurance policies covering the Building for its full replacement value, whether or not Landlord may elect to insure the Building for its full replacement value. Any expense to Landlord in obtaining such waiver of subrogation endorsement, together with the underlying premiums for such insurance, shall be included in the Office Area Operating Cost defined in Section 4.02 of this Lease.
Sprinkler Heads. Sprinkler heads may be located within a storage unit. While this will aid in fire safety, there is a potential for a customer to damage a sprinkler head while moving materials in or out of the storage unit, which would result in water damage. There is also the potential for customers to store items too close to a sprinkler head, which will compromise the operation of the system during a fire. It is recommended that all customers be cautious of the sprinkler heads and avoid storing any items within 18 inches of any sprinkler head.
Sprinkler Heads. 11.3.1 All sprinkler heads shall be standard approved type. 11.3.2 Ordinary rated heads shall be 135-170 degrees F. 11.3.3 Sprinkler heads in finished ceilings shall be chromium pendant type with chromium escutscheon plates; other areas, including the open ceiling in the sales area may be bronze. The sprinkler piping will not be painted. 11.3.4 Maximum coverage for each sprinkler head shall not exceed 120 feet except in corridors and storage area where sprinkler head coverage shall not exceed 100 feet. 11.3.5 A uniform rectangular pattern of sprinkler heads shall be maintained in the sales area and shall be coordinated with the light fixtures so that the requirements of NFPA #13 will be met.
