Student’s Obligations. The Student agrees and undertakes: 3.1 In the case of UK students only either 3.1.1 on or before the first Payment Date to pay the Rent in full for the entire Period of Residence by bank transfer, online payment, cheque drawn in pounds sterling on a UK bank account or credit/debit card; or 3.1.2 to pay the instalments of Rent to the University by direct debit on the Payment Dates, in which case the Student must supply his/her bank details to the University not more than 10 days before the first Payment Date. 3.2 in the case of non-UK students only either 3.2.1 on or before the first Payment Date to pay the Rent in full for the entire Period of Residence by bank transfer, online payment, cheque drawn in pounds sterling on a UK bank account or credit/debit card; or 3.2.2 on or before the first Payment Date to pay the first instalment of Rent to the University by the payment methods stated under the “fee payment” section of the University’s on-line booking system 3.3 To pay Council Tax for the Accommodation if at any time during the Period of Residence the Student is not exempt from paying Council Tax and to reimburse the University for any Council Tax it has to pay for the Residence as a result of the Student failing to maintain his/her exemption. 3.4 To check the Accommodation, Contents and the Common Parts within the Flat and report any discrepancy to the Managing Agent within 48 hours of taking occupation. If the Student does not report any damage, or missing items, at the start of occupancy the Student is deemed to have accepted the Accommodation and may not be able to rely on the inventory at a later date to prove that the damage was not the Student’s fault. 3.5 To keep the Accommodation, the Accommodation Contents and (jointly with other students) the Flat Contents, the Residence Contents and the Common Parts in a clean and tidy condition and not to damage them. The University may give the Student and/or (as appropriate) other students in the Flat written warning if in its reasonable opinion the Accommodation or the Common Parts of the Residence are not being kept to a reasonably acceptable standard and requiring them to be put in the appropriate standard. If there is no improvement on the date of the follow-up visit specified in the notice, the Student shall pay a fair proportion to be determined by the University (according to the number of people entitled to share) of: 3.5.1 the reasonable charges properly incurred by the University to bring the Accommodation, the Accommodation Contents, the Flat Contents, the Residence Contents and/or the Common Parts to the same condition and level of cleanliness as they were in at the start of the Period of Residence; and 3.5.2 the reasonable cost of replacing anything beyond cleaning or repair due to mis- use or neglect by the Student or other students sharing the Flat. 3.6 At the end of the Period of Residence or earlier termination of this agreement to vacate the Accommodation (leaving the Accommodation and the Flat clean and tidy, clear of all rubbish and personal belongings, and generally in a condition reasonably acceptable to the Managing Agent) and to return to the Managing Agent all keys/passes/fobs/access cards for the Accommodation. 3.7 To allow the University and/or the Managing Agent and others reasonably authorised by them, at reasonable times and after receiving reasonable notice, to enter the Accommodation for the purpose of viewing, inspection, maintenance, cleaning or repair. No notice will be given in an emergency, or where the need for repair (or any other matter affecting health and safety or the suitability of the Accommodation for habitation) was reported by the Student. In other cases the University will aim to give 48 hours’ prior notice for planned maintenance work and 24 hours prior notice for other purposes. 3.8 To comply with all applicable legislation and to avoid the Student’s actions or negligence having an adverse effect on the University, the Managing Agent or on the owners or occupiers of nearby property. 3.9 To comply with: 3.9.1 the University’s policies, rules and regulations which the University makes available in the Student Welcome Pack prior to registration as a student, and on its website: xxx.xxxxxxxxxxxx.xx.xx 3.9.2 the reasonable requests of University accommodation staff and staff of the Managing Agent.

Student’s Obligations. Cleaning the Common Parts within the Flat is the joint responsibility of the Students using them, although the University will provide routine surface cleaning of the kitchens (except in studio flats). Cleaning the Common Parts outside a Flat is a Service provided by the University, but the Student must not cause those areas to damage thembecome dirty or untidy. The University may give the Student and/or (as appropriate) other students in the Flat written warning if in its reasonable opinion the Accommodation or the Common Parts of the Residence are not being kept to a reasonably acceptable standard and requiring them Flat need to be put in the appropriate standardcleaner or tidier. If there is no improvement on the date of the follow-up visit specified in the notice, the Student University shall pay a fair proportion to be determined by the University (according to the number of people entitled to share) of: 3.5.1 hire cleaners to do the reasonable charges properly incurred by work and recover the University to bring the Accommodation, the Accommodation Contents, the Flat Contents, the Residence Contents and/or the Common Parts to the same condition and level of cleanliness as they were in at the start of the Period of Residence; and 3.5.2 the reasonable cost of replacing anything beyond cleaning or repair due to mis- use or neglect by from the Student or other students sharing students. Keeping studio flats clean is entirely the Flatresponsibility of the Student. 3.6 1.8 At the end of the Tenancy Period of Residence or earlier termination of this agreement to vacate the Accommodation (leaving the Accommodation it and the Flat clean and tidy, clear of all rubbish and personal belongings, . The Accommodation must be left in a condition similar to the condition at the start of the tenancy and generally in a condition reasonably acceptable to the Managing Agent) and to University. The Student must return to the Managing Agent University all keys/passes/fobs/access cards to the accommodation, the Flat and the Residence or notify Residential Life in writing if keys/passes/fobs/access cards are lost . The Student will remain liable for the AccommodationTenancy whether or not they continue to reside in the Accommodation until the keys are returned. 3.7 1.9 To allow the University and/or the Managing Agent and others reasonably authorised by themthe University, at reasonable times and after receiving having been given reasonable notice, to enter the Accommodation for the purpose of viewing, inspection, maintenance, cleaning cleaning, welfare or repair. The University will aim to inspect the Accommodation at least once in Semester A and once in Semester B and will give notification of inspection dates via email. At other times the University will aim to give 7 days prior notice for planned maintenance work during term-time. No notice will be given in an emergency, or ; where the need for repair (or was reported by the Student; in relation to any other matter affecting health and safety or the suitability of the Accommodation for habitation) was reported ; for the prevention or detection of crime (including multi-occupancy suspicions), or where the University has reasonable grounds to suspect that the Student is in possession of or using controlled drugs, psychoactive substances (as defined by the Student. In other cases the University will aim to give 48 hours’ prior notice for planned maintenance work and 24 hours prior notice for other purposesPsychoactive Substances Act 2016) or smoking. 3.8 1.10 No notice will be given for the purposes of viewing and inspecting the common parts of the Accommodation. 1.11 To comply with all applicable legislation and to avoid the Student’s actions or negligence having an adverse effect on the University, the Managing Agent University or on the owners or occupiers of nearby property. 3.9 1.12 To comply with: 3.9.1 with the University’s policies, rules and regulations which the University makes available to the Student before the Student accepts the Offer (these include policies posted on the University’s website). Without in any way limiting the Student’s obligation to comply with all the University’s policies, the Student must in particular comply at all times with the University’s no smoking policy in all parts of the Residence (including the Accommodation itself), only smoke in the designated smoking shelters and must ensure that the Student’s visitors do not smoke while at the Residence. The no smoking policy includes the use of shisha pipes, e-cigarettes and vaping and these devices must not be used in the Residence or the Accommodation. 1.13 To comply with the University’s policies, rules and regulations concerning controlled drugs and psychoactive substances. The University operates a “zero tolerance” policy on the supply, dealing or use of psychoactive substances and controlled drugs. The University’s policy actively encourages police involvement where psychoactive substances and controlled drugs are concerned. If the University has reasonable grounds to suspect the Student’s involvement with psychoactive substances or controlled drugs, the University will take such steps as are reasonably necessary to terminate this agreement and to exclude the Student Welcome Pack prior to registration as a student, and on its website: xxx.xxxxxxxxxxxx.xx.xxfrom the Residence. 3.9.2 1.14 To comply with the reasonable requests of University accommodation Residential Life staff, Residential Life Scholars and others reasonably authorised by the University. To adhere to the UEL Personal Dignity policy [xxx.xxx.xx.xx/xxxxxxxxxx/xxxxxxxxx/xxxxxxxxxx/xxxxxxxx_xxxxxxx.xxx]. The University operates a “zero tolerance” policy on abusive behaviour toward staff and staff others authorised by the University. Breaches of this nature may be considered gross misconduct and the Student may face a UEL disciplinary. 1.15 To report to the University immediately any fire or accident resulting in injury or damage to any part of the Managing AgentResidence or to the Contents. To report to the University immediately any suspicious circumstances likely to affect the security of any part of the Residence. Where the Student becomes aware of damage to the Residence, to report the incident to the University as soon as reasonably practicable (and in any event within 24 hours). To report to the University as directed in the Handbook for Residents 2022-23 any damage or want of repair at the Residence or any failure of the Services as soon as reasonably practicable and in any event within 24 hours of becoming aware of it. 1.16 To pay to the University all costs reasonably incurred by the University, or by other people or organisations acting on the University’s behalf, in enforcing the Student’s obligations in this agreement or arising from a breach of them (including without limitation taking legal advice about a breach or suspected breach of this agreement, whether or not legal proceedings are begun, tracing the Student if they have left the Accommodation, costs in excess of the fixed costs and court fees set out in the Civil Procedure Rules 1998 and costs of enforcing any judgment and applicable VAT). 1.17 Promptly to send to the University a copy of any communication the Student receives which is likely to affect the Residence or the Accommodation, such as notice from the local authority, withdrawal notice from the University, or the owner of neighbouring property. 1.18 Not to remove from, affix to, change, damage or attempt to repair the structure or decorative finish of any part of the Residence. 1.19 Not to remove, or cause damage to any Contents. Not to replace any light bulbs in the Residence or Accommodation with halogen bulbs. 1.20 Not to use in the Residence or in the Accommodation incense sticks, candles or any product or device that has a naked flame. Any items of this nature will be confiscated if found in the residences. 1.21 Not to bring onto or use in the Residence or any University property fireworks or any other banneditems. 1.22 Not to alter, add to or do anything which may cause damage to the electrical installation or any equipment in the Residence, or which may be a fire risk, or in any other way put the health and safety or security of others, or the University’s or other people’s property, or the Block Halls Insurance Policy (xxx.xxxxxxxxx.xx.xx/xxxxxxx-xxxx- cover, or the University’s buildings insurance cover at risk (policy details available on request). 1.23 Important information about electrical equipment is set out in the Handbook for Residents. Causing or increasing fire, health and safety or security risks will be treated by the University as a serious breach of these terms and conditions, which could give rise to the University terminating the Accommodation agreement early under clause 4. 1.24 Within 3 days of request, either to provide a safety certificate for, or remove from the Residence, any item (other than Contents) which in the University’s reasonable opinion is unsafe. Otherwise the University may remove it without further notice to the Student, charge its proper and reasonable storage costs to the Student, and return it to the Student at the end of the Tenancy Period. Items which are perishable or which it is illegal to possess will not be returned. Weapons, even if licensed, and replica weapons will always be treated as being unsafe in a student residence environment and will not be returned. 1.25 Not knowingly, recklessly or carelessly to activate or interfere with any fire safety or prevention or detection equipment without due cause. Interference with fire safety or fire prevention or detection equipment is a criminal offence, punishable by imprisonment, as well as a serious breach of this agreement. False fire alarms are very inconvenient for other residents and can be dangerous if other residents start to ignore the alarms as a result. If an alarm is activated, the University will ascertain the cause of activation and, if no cause is apparent, the University will test the sensor and the alarm. If the University is unable to find a technical fault, or just cause for activation, the occupier(s) of the relevant part(s) of the Residence will be held responsible for activation without due cause. On the first occasion, the University will contact the occupier(s) concerned and ask them to take greater care. If there is a second occasion, the University will serve formal warning on the occupier(s) concerned. If there is a third activation without due cause, it will be treated by the University as a serious breach and/or persistent breach of these terms and conditions, which could give rise to the University terminating the Student’s Accommodation agreement early under clause 4. 1.26 Not to put anything harmful, or which is likely to cause blockage, in any pipes or drains of the Residence. 1.27 Not at any time to leave the Accommodation unoccupied without locking the door and window. 1.28 Not to leave the Residence main entrance open or to allow anyone to enter who is not a resident, or a representative of the University carrying identification, or accompanied by a resident or representative. Not to transfer possession (permanently or on a temporary basis) of keys or University Access Card to any other resident, student, visitor, guest or other person at any time. This will be considered a breach of this agreement and may result in disciplinary action. Nothing in this clause requires the Student to put themselves at any risk if anyone attempts to force entry. In such circumstances, the Student should not resist but should report the incident at the earliest possible opportunity to the University and/or the relevant authority. 1.29 Not to use the Accommodation for any purpose other than as a study bedroom. 1.30 Not to use the Accommodation or any other part of the Residence for any purpose other than for their designated use. Not to use the Accommodation or any other part of the Residence for any illegal purpose or any purpose widely considered to be immoral. 1.31 Not to bring additional furniture (including items such as fridges and cookers) into the Residence. Toasters and sandwich makers are permitted but must only be used in designated kitchens and subject to the University’s Health & Safety Policy ( 7361.pdf (xxx.xx.xx)) and the requirements set out in the Handbook for Residents 2022/23. Students who need to keep medication refrigerated may apply to the University for permission in writing to Residential Life –xxxxxxxxxxxxxxx@xxx.xx.xx at least 7 days prior to arrival to keep a fridge in their Accommodation, and this permission will not be unreasonably refused. 1.32 Not to share the Accommodation or sub-let it or transfer occupancy to any person. Occasional overnight visitors are allowed on the conditions set out in the Handbook for Residents 2022/23 and on the intranet. Unauthorised occupation of the Accommodation will be treated by the University as a serious breach of these terms and conditions, which could give rise to the University terminating this agreement early under clause 0.

Student’s Obligations. If the Student does not report any damage, or missing items, at the start of occupancy the Student is deemed to have accepted the Accommodation and may not be able to rely on the inventory at a later date to prove that the damage was not the Student’s fault. 3.5 1.6 To keep the Accommodation, the Accommodation and its Contents and (jointly with other students) the Flat Contents, the Residence and its Contents and the Common Parts in a clean and tidy condition and condition. Noise nuisance between the hours of 11.00 pm and 8.00 am will be treated as a serious breach of these terms and conditions and may lead to the University terminating the Student’s accommodation agreement early under clause 4. At all times the Student must avoid creating noise at a level which interferes with the comfort, study or sleep of another resident or the occupiers of neighbouring property. Anti-social, offensive or disruptive behaviour will be treated as a serious breach of these terms and conditions and may lead to the University terminating the accommodation agreement early under clause 4. 1.28 Not to add to or change the telephone services to the Accommodation and not to add to or change the information technology services installation or supply in the Accommodation. Nothing in this clause prevents the Student from using their own mobile telephone or mobile broadband at the Accommodation.

The Student agrees and undertakes: 3.1 In to pay to Xxxxxx the case Charge by Standing Order (or by such other means agreed by Xxxxxx) without any deduction monthly in advance at the time or times specified in the Accommodation Acceptance Form 3.2 without prejudice to any other remedy of UK students only eitherXxxxxx if the whole or part of the Charge has not been paid within 14 days of the due date to pay to Xxxxxx interest on the amount outstanding at the rate of 3% per annum above the base rate of the Bank from time to time in force from the date payment became due until the date of actual payment 3.1.1 3.3 to pay within seven days of the same falling due any council tax payable in respect of the occupation of the Accommodation which comprises a Dwelling and to indemnify Xxxxxx against any such charges and any additional expenses incurred as a result of any default by the Student in making payment of the said charges 3.4 to keep the Accommodation clean, tidy and clear of rubbish; 3.5 not to use the Accommodation other than for the Permitted Use; 3.6 not at any time to leave the Accommodation unoccupied without locking the door and (if the Accommodation is on the ground floor and first floor of the Building) not to leave the Accommodation unoccupied without first closing and locking the windows 3.7 not to make any alteration or before addition whatsoever to the first Payment Date Accommodation or the Service Media or the Services; 3.8 not to use fairy lights or display any advertisement, signboards, nameplate, inscription, flag, banner, placard, poster, signs or notices at the Accommodation or elsewhere in the Building or the College 3.9 (subject to Clause 2.2.4) not to share the Accommodation with anyone or purport to sublet or transfer it to any other person 3.10 not at any time 3.10.1 to part with possession or control of the keys to the Accommodation and the College passes; and 3.10.2 forthwith to report any loss to Xxxxxx ; and to pay the Rent costs reasonably incurred by Xxxxxx in full for the entire Period of Residence by bank transfer, online payment, cheque drawn in pounds sterling on a UK bank account or credit/debit card; or 3.1.2 to pay the instalments of Rent to the University by direct debit on the Payment Dates, in which case the Student must supply his/her bank details to the University not more than 10 days before the first Payment Dateproviding each replacement key and/or pass. 3.2 3.11 not to exchange the Accommodation with an occupier of other accommodation within the College without the College's written consent, such consent not to be unreasonably withheld and provided a new Accommodation Acceptance Forms are signed by both the exchanging parties 3.12 (in the case of non-UK students only either 3.2.1 on or before the first Payment Date Accommodation shared with a Partner) to pay the Rent in full be responsible for the entire Period acts or omissions of Residence by bank transfer, online payment, cheque drawn the Partner in pounds sterling on a UK bank account or credit/debit card; or 3.2.2 on or before the first Payment Date to pay the first instalment of Rent relation to the University by the payment methods stated under the “fee payment” section use and occupation of the University’s on-line booking system 3.3 To pay Council Tax for the Accommodation if at any time during the Period of Residence the Student is not exempt from paying Council Tax and to reimburse the University for any Council Tax it has to pay for the Residence as a result of the Student failing to maintain his/her exemption. 3.4 To check the Accommodation, Contents and the Common Parts within the Flat and report any discrepancy to the Managing Agent within 48 hours of taking occupation. If there is no improvement on the date of the follow-up visit specified in the notice, the Student shall pay a fair proportion to be determined by the University (according to the number of people entitled to share) of: 3.5.1 the reasonable charges properly incurred by the University to bring the Accommodation, the Accommodation Contents, the Flat Contents, the Residence Contents and/or the Common Parts to the same condition and level of cleanliness as they were in at the start of the Period of Residence; and 3.5.2 the reasonable cost of replacing anything beyond cleaning or repair due to mis- use or neglect by the Student or other students sharing the Flat. 3.6 At the end of the Period of Residence or earlier termination of this agreement to vacate the Accommodation (leaving the Accommodation and the Flat clean and tidy, clear of all rubbish and personal belongings, and generally in a condition reasonably acceptable to the Managing Agent) and to return to the Managing Agent all keys/passes/fobs/access cards designated cycle bays provided for the Accommodation. 3.7 To allow the University and/or the Managing Agent and others reasonably authorised by them, at reasonable times and after receiving reasonable notice, to enter the Accommodation for the purpose of viewing, inspection, maintenance, cleaning or repair. No notice will be given in an emergency, or where the need for repair (or any other matter affecting health and safety or the suitability of the Accommodation for habitation) was reported by the Student. Cleaning the Accommodation is the Student’s responsibility. Cleaning the Common Parts within a flat is the joint responsibility of the students using them, although the University will provide routine surface cleaning of the kitchens (except in studio flats). Cleaning the Common Parts outside a flat is a Service provided by the University, but the Student must not cause those areas to damage thembecome dirty or untidy. Without in any way limiting the Student’s obligation to registration comply with all the University’s policies, the Student must in particular comply at all times with the University’s no smoking policy in all parts of the Residence (including the Accommodation itself) and must ensure that the Student’s visitors do not smoke while at the Residence. The University operates a “zero tolerance” policy on the possession, supply, dealing or use of controlled substances and unlawful drugs. The University’s policy actively encourages police involvement where controlled substances and unlawful drugs are concerned. If the University has reasonable grounds to suspect the Student’s involvement with controlled substances or illegal drugs, the University will aim to have the Student excluded from the Residence immediately and will take such steps as a student, and on its website: xxx.xxxxxxxxxxxx.xx.xxare reasonably necessary to terminate the accommodation agreement. 3.9.2 1.11 To comply with the reasonable requests of University accommodation staff and staff staff. 1.12 To report to the University immediately any fire or accident resulting in injury or damage to any part of the Managing AgentResidence or to the Contents. To report to the University immediately any suspicious circumstances likely to affect the security of any part of the Residence. Where the Student becomes aware of damage to the Residence caused by an intruder, to report the incident to the University as soon as reasonably practicable (and in any event within 24 hours). To report to the University as directed in the Handbook for Residents 2013/14 (xxx.xx.xx/xxxxxxxxxxx/xxxxxxxxx/xxxxxxxx.xxx) any damage or want of repair at the Residence or any failure of the Services as soon as reasonably practicable and in any event within 24 hours of becoming aware of it. 1.13 To pay to the University all costs reasonably incurred by the University, or by other people or organisations acting on the University’s behalf, in enforcing the Student’s obligations in the accommodation agreement or arising from a breach of them (including without limitation taking legal advice about a breach or suspected breach of these terms and conditions, whether or not legal proceedings are begun, tracing the Student if they have left the Accommodation, costs in excess of the fixed costs and court fees set out in the Civil Procedure Rules and costs of enforcing any judgement and applicable VAT). To pay the University a combined administration and interest charge of £12 for (i) change to bank instructions or details without giving notice to the University’s Finance Department at least 15 days before the relevant Payment Date, or (ii) return of direct debit, credit card or cheque transaction or (iii) each demand for payment or reminder letter which the University properly and reasonably sends to the Student). 1.14 Where damage or loss occurs at the Residence and (despite all reasonable efforts) it is not possible for the University (acting reasonably) to ascertain who is at fault, to pay a fair and reasonable proportion of the cost of repairing the damage or reinstating the loss including a £20 administration fee per student where the University (in its reasonable discretion) considers it appropriate. The Student shall not be required to contribute to loss or damage which in the University’s reasonable opinion has been caused by an intruder provided that the Student has complied with his/her obligations in these terms and conditions agreement relating to University security. 1.15 Promptly to send to the University a copy of any communication the Student receives which is likely to affect the Residence or the Accommodation, such as a notice from the local authority, or the owner of neighbouring property. 1.16 Not to remove from, affix to, change, damage or attempt to repair the structure or decorative finish of any part of the Residence. 1.17 Not to remove, or cause damage to, any Contents. 1.18 Not to alter, add to or do anything which may cause damage to the electrical installation or any equipment in the Residence, or which may be a fire risk, or in any other way put the health and safety or security of others, or the University’s or other people’s property, or the Block Halls Insurance Policy (xxx.xx.xx/xxxxxxxxxxx/xxxxxxxxx/xxxxxxxxx-xxxx.xxx), or the University’s buildings insurance cover at risk (policy details available on request). Important information about electrical equipment is set out in the Handbook for Residents (xxx.xx.xx/xxxxxxxxxxx/xxxxxxxxx/xxxxxxxx.xxx). Causing or increasing fire, health and safety or security risks will be treated by the University as a serious breach of these terms and conditions, which could give rise to the University terminating the accommodation agreement early under clause 4. 1.19 Within 3 days of request, either to provide a safety certificate for, or remove from the Residence, any item (other than Contents) which in the University’s reasonable opinion is unsafe. Otherwise the University may remove it without further notice to the Student, charge its proper and reasonable storage costs to the Student, and return it to the Student at the end of the Tenancy Period. Items which are perishable or which it is illegal to possess will not be returned. Weapons, even if licensed, and replica weapons will always be treated as being unsafe in a student residence environment and may not be returned. 1.20 Not knowingly, recklessly or carelessly to activate any fire safety or prevention or detection equipment without due cause. Interference with fire safety or fire prevention or detection equipment is a criminal offence, punishable by imprisonment, as well as a serious breach of these terms and conditions. False fire alarms are very inconvenient for other residents, and can be dangerous if other residents start to ignore the alarms as a result. If an alarm is activated, the University will ascertain the cause of activation and, if no cause is apparent, the University will test the sensor and the alarm. If the University is unable to find a technical fault, or just cause for activation, the occupier(s) of the relevant part(s) of the Residence will be held responsible for activation without due cause. On the first occasion, the University will contact the occupier(s) concerned and ask them to take greater care. If there is a second occasion, the University will serve formal warning on the occupier(s) concerned. If there is a third activation without due cause, it will be treated by the University as a serious breach and/or persistent breach of these terms and conditions, which could give rise to the University terminating the Student’s accommodation agreement early under clause 4. 1.21 Not to put anything harmful, or which is likely to cause blockage, in any pipes or drains. 1.22 Not at any time to leave the Accommodation unoccupied without locking the door and window. Not to leave the Residence main entrance open or to allow anyone to enter who is not a resident, or a representative of the University carrying identification, or accompanied by a resident or representative. Nothing in this clause requires the Student to put themselves at any risk if anyone attempts to force entry. In such circumstances, the Student should not resist but should report the incident at the earliest possible opportunity to the University. 1.23 Not to bring additional furniture (including items such as fridges and cookers) into the Residence. Toasters and sandwich makers are permitted, but must only be used in designated kitchens and subject to the University’s Health & Safety Policy (xxx.xx.xx/ hrservices/documents/hshandbook/hspolicy.pdf) and the requirements set out in the Handbook for Residents 2013/14 (uel. xx.xx/xxxxxxxxxxx/xxxxxxxxx/xxxxxxxx.xxx). Students who need to keep medication refrigerated may apply to the University for permission to keep a fridge in their Accommodation, and this permission will not be unreasonably refused. 1.24 Not to use the Accommodation for any purpose other than as a study bedroom. Not to use other parts of the Residence for any purpose other than for their designated use. 1.25 Not to share the Accommodation or sub-let it or transfer occupancy to any person. Occasional overnight visitors are allowed on the conditions set out in the Handbook for Residents 2013/14 (xxx.xx.xx/xxxxxxxxxxx/xxxxxxxxx/xxxxxxxx.xxx). Unauthorised occupation of the Accommodation will be treated by the University as a serious breach of these terms and conditions, which could give rise to the University terminating the accommodation agreement early under clause 4. 1.26 To ensure that all the Student’s visitors are booked in and out according to the procedures in the Handbook for Residents 2013/14 (xxx.xx.xx/xxxxxxxxxxx/xxxxxxxxx/xxxxxxxx.xxx) and, to avoid disturbance to others, not to receive any visitors in the Residence after 11.00 pm or before 8.00 am. 1.27 Not to cause any nuisance, offence, disruption, harassment or persistent disturbance to others. Noise nuisance between the hours of 11.00 pm and 8.00 am will be treated as a serious breach of these terms and conditions and may lead to the University terminating the Student’s accommodation agreement early under clause 4. At all times the Student must avoid creating noise at a level which interferes with the comfort, study or sleep of another resident or the occupiers of neighbouring property. Anti-social, offensive or disruptive behaviour will be treated as a serious breach of these terms and conditions and may lead to the University terminating the accommodation agreement early under clause 4. 1.28 Not to add to or change the telephone services to the Accommodation and not to add to or change the information technology services installation or supply in the Accommodation. Nothing in this clause prevents the Student from using their own mobile telephone or mobile broadband at the Accommodation.

The Student agrees and undertakes: 3.1 In the case of UK students only either 3.1.1 on or before the first Payment Date to pay to Xxxxxxx the Rent Charge without any deduction in full advance at the time or times specified in the Accommodation Acceptance Form 3.2 without prejudice to any other remedy of Xxxxxxx if any payment due to Xxxxxxx has not been paid within 14 days of the due date to pay to Xxxxxxx interest on the amount outstanding at the rate of 3% per annum above the base rate of National Westminster Bank from time to time in force from the date payment became due until the date of actual payment 3.3 to keep the Accommodation clean, tidy and clear of rubbish; 3.4 not to use the Accommodation other than for the entire Period of Residence by bank transfer, online payment, cheque drawn in pounds sterling on a UK bank account or credit/debit card; orPermitted Use; 3.1.2 to pay the instalments of Rent to the University by direct debit on the Payment Dates, in which case the Student must supply his/her bank details to the University 3.5 not more than 10 days before the first Payment Date. 3.2 in the case of non-UK students only either 3.2.1 on or before the first Payment Date to pay the Rent in full for the entire Period of Residence by bank transfer, online payment, cheque drawn in pounds sterling on a UK bank account or credit/debit card; or 3.2.2 on or before the first Payment Date to pay the first instalment of Rent to the University by the payment methods stated under the “fee payment” section of the University’s on-line booking system 3.3 To pay Council Tax for the Accommodation if at any time during to leave the Period of Residence Accommodation unoccupied without locking the Student door and (if the Accommodation is not exempt from paying Council Tax on the ground floor and to reimburse the University for any Council Tax it has to pay for the Residence as a result first floor of the Student failing Building) not to maintain his/her exemption.leave the Accommodation unoccupied without first closing and locking the windows 3.4 To check the Accommodation, Contents and the Common Parts within the Flat and report 3.6 not to make any discrepancy alteration or addition whatsoever to the Managing Agent within 48 hours of taking occupation. If Accommodation or the Student does Service Media or the Services; 3.7 not report to use fairy lights or display any damageadvertisement, signboards, nameplate, inscription, flag, banner, placard, poster, signs or missing items, notices at the start Accommodation or elsewhere in the Building or the College 3.8 not to share the Accommodation with anyone or purport to sublet or transfer this Licence to any other person 3.9 not at any time 3.9.1 to part with possession or control of occupancy the Student is deemed keys to have accepted the Accommodation and may the College passes; and 3.9.2 forthwith to report any loss to Xxxxxxx; 3.10 not to exchange the Accommodation with an occupier of other accommodation within the College without Xxxxxxx'x written consent, such consent not to be able unreasonably withheld and provided a new Accommodation Acceptance Forms are signed by both the exchanging parties 3.11 not during the Licence Period to rely keep any motor vehicle or vehicle parts within the City of Oxford other than a mobility assistance vehicle 3.12 not to keep a bicycle in the Accommodation nor elsewhere within the College except (if avail able) in designated cycle bays provided for that purpose 3.13 not to bring into the building any animal unless as an aid for a person with a disability subject to having obtained Xxxxxxx'x prior written approval. 3.14 not to smoke anywhere within the College (including the Accommodation) except in areas designated by Xxxxxxx for that purpose and not to keep or permit to be kept or to take drugs other than for presented medicinal purposes 3.15 not to do or permit to be done on the inventory at Accommodation anything which is illegal or which may be or become a later date nuisance (whether actionable or not), annoyance, inconvenience or disturbance to prove that Xxxxxxx or to occupiers of the damage was not College or any owner or occupier of neighbouring property 3.16 to report to Xxxxxxx any discrepancy between the Student’s fault.Contents in the Accommodation and the Inventory within seven days from the commencement of the Licence Period 3.5 To keep 3.17.1 the Accommodation, the Accommodation Building or the College (including their decorative finishes); or 3.17.2 the Contents and (jointly with other students) the Flat Contents, the Residence Contents and the Common Parts in a clean and tidy condition and not to damage them. The University may give the Student and/or (as appropriate) other students in the Flat written warning if in its reasonable opinion the Accommodation or the Common Parts of the Residence are not being kept to a reasonably acceptable standard and requiring them to be put in the appropriate standard. If there is no improvement on the date of the follow-up visit specified in the notice, the Student shall pay a fair proportion to be determined by the University (according to the number of people entitled to share) of: 3.5.1 the reasonable charges properly incurred by the University to bring the Accommodation, the Accommodation Contents, the Flat Contents, the Residence Contents and/or the Common Parts to the same condition and level of cleanliness as they were in at the start of the Period of Residence; and 3.5.2 the reasonable cost of replacing anything beyond cleaning or repair due to mis- use or neglect by the Student or other students sharing the Flat. 3.6 At the end of the Period of Residence or earlier termination of this agreement to vacate the Accommodation (leaving the Accommodation and the Flat clean and tidy, clear of all rubbish and personal belongings, and generally in a condition reasonably acceptable to the Managing Agent) and to return to the Managing Agent all keys/passes/fobs/access cards for the Accommodation. 3.7 To allow the University and/or the Managing Agent and others reasonably authorised by them, at reasonable times and after receiving reasonable notice, to enter the Accommodation for the purpose of viewing, inspection, maintenance, cleaning or repair. If there is no improvement on the date of the follow-up visit specified in the notice, the Student shall pay a fair proportion to be determined by the University (according to the number of people entitled to share) of: 3.5.1 the reasonable charges properly incurred by the University to bring the Accommodation, the Accommodation Contents, the Flat Contents, the Residence Contents and/or the Common Parts to the same condition and level of cleanliness as they were in at the start of the Period of Residence; and 3.5.2 the reasonable cost of replacing anything beyond cleaning or repair due to mis- use or neglect by the Student or other students sharing the Flat. 3.6 At the end of the Period of Residence or earlier termination of this agreement to vacate the Accommodation (leaving the Accommodation and the Flat clean College from time to time; 3.25 to comply with all laws and tidy, clear with any recommendations of all rubbish and personal belongings, and generally in a condition reasonably acceptable the relevant suppliers relating to the Managing Agent) Services and the Service Media to return or from the Accommodation; 3.26 to observe and perform regulations in the Handbook and any variation thereof from time to time notified to the Managing Agent Student 3.27 without prejudice to Clause 2.2.2 to permit GTC at all keys/passes/fobs/access cards for the Accommodation. 3.7 To allow the University and/or the Managing Agent and others reasonably authorised by them, at reasonable times and after receiving reasonable notice, to enter the Accommodation for the purpose of viewing, inspection, maintenance, cleaning maintenance or repair. No notice will be , and for routine cleaning and in emergency 3.28 at the end of the Licence Period 3.28.1 to leave the Accommodation in a clean and tidy condition 3.28.2 to remove the Student's furniture equipment and goods from the Accommodation 3.28.3 return to GTC the keys to the Accommodation and all passes and entry cards ; 3.29 to indemnify GTC and keep GTC indemnified against all losses, claims, demands, actions, proceedings, damages, costs, expenses or other liability in any way arising from: 3.29.1 any breach of the Student's undertakings contained in this Clause 3; and/or 3.29.2 the exercise of any rights given in an emergency, or where Clause 2; 3.30 without prejudice to Clause 3.28 if the need Student defaults in returning to GTC the keys and passes for repair (or any other matter affecting health and safety or the suitability Accommodation and/or shall remain in occupation of the Accommodation after the end of the Licence Period without having given four weeks' prior notice to GTC pursuant to Clause 2.3 the Student shall pay to GTC for habitationeach day of default or occupation a daily charge of GTC's standard charge for letting the Accommodation commercially until the expiry of the requisite notice period and shall otherwise occupy the Accommodation on the same terms as this Licence 3.31 If any personal possessions not belonging to GTC are left at the Accommodation during Vacation or after the Licence has ended, GTC may remove and store them for a maximum of one month. GTC shall take reasonable steps to notify the Student at the address given (if any) was reported by in the Accommodation Acceptance Form or at the Student's last known address. If Accommodation or the Student does Service Media or the Services; 3.7 not report to use fairy lights or display any damageadvertisement, signboards, nameplate, inscription, flag, banner, placard, poster, signs or missing items, notices at the start Accommodation or elsewhere in the Building or the College 3.8 not to share the Accommodation with anyone or purport to sublet or transfer this Licence to any other person 3.9 not at any time 3.9.1 to part with possession or control of occupancy the Student is deemed keys to have accepted the Accommodation and may the College passes; and 3.9.2 forthwith to report any loss to Xxxxxxx; 3.10 not to exchange the Accommodation with an occupier of other accommodation within the College without Xxxxxxx'x written consent, such consent not to be able unreasonably withheld and provided a new Accommodation Acceptance Forms are signed by both the exchanging parties 3.11 not during the Licence Period to rely keep any motor vehicle or vehicle parts within the City of Oxford other than a mobility assistance vehicle 3.12 not to keep a bicycle in the Accommodation nor elsewhere within the College except (if avail able) in designated cycle bays provided for that purpose 3.13 not to bring into the building any animal unless as an aid for a person with a disability subject to having obtained Xxxxxxx'x prior written approval. 3.14 not to smoke anywhere within the College (including the Accommodation) except in areas designated by Xxxxxxx for that purpose and not to keep or permit to be kept or to take drugs other than for presented medicinal purposes 3.15 not to do or permit to be done on the inventory at Accommodation anything which is illegal or which may be or become a later date nuisance (whether actionable or not), annoyance, inconvenience or disturbance to prove that Xxxxxxx or to occupiers of the damage was not College or any owner or occupier of neighbouring property 3.16 to report to Xxxxxxx any discrepancy between the Student’s fault.Contents in the Accommodation and the Inventory within seven days from the commencement of the Licence Period 3.5 To keep 3.17.1 the Accommodation, the Accommodation Building or the College (including their decorative finishes); or 3.17.2 the Contents and not to repair (jointly or procure the repair of) any such damage but immediately report to Xxxxxxx any damage or want of repair or any failure in the provision of any of the Services as soon as reasonably practicable and in any event within 24 hours of becoming aware of it 3.18 not to bring any additional furniture (including upholstered items fridges electrical goods and cookers) into the College without complying with other students) the Flat Contents, regulations contained in the Residence Contents and Student Handbook 3.19 not to cause or permit anything harmful or which is likely to cause blockage in any of the drainage or water pipes within the Building 3.20 not to obstruct the Common Parts in a clean and tidy condition and not to damage them. The University may give the Student and/or (as appropriate) other students in the Flat written warning if in its reasonable opinion the Accommodation or the Common Parts of the Residence are not being kept to a reasonably acceptable standard and requiring Facilities, make them to be put in the appropriate standard. If there is no improvement dirty or untidy or leave any rubbish on the date of the follow-up visit specified in the notice, the Student shall pay a fair proportion to be determined by the University (according to the number of people entitled to share) of: 3.5.1 the reasonable charges properly incurred by the University to bring the Accommodation, the Accommodation Contents, the Flat Contents, the Residence Contents and/or the Common Parts to the same condition and level of cleanliness as they were in at the start of the Period of Residence; and 3.5.2 the reasonable cost of replacing anything beyond cleaning or repair due to mis- use or neglect by the Student or other students sharing the Flat. 3.6 At the end of the Period of Residence or earlier termination of this agreement to vacate the Accommodation (leaving the Accommodation and the Flat clean and tidy, clear of all rubbish and personal belongings, and generally in a condition reasonably acceptable to the Managing Agent) and to return to the Managing Agent all keys/passes/fobs/access cards for the Accommodation. 3.7 To allow the University and/or the Managing Agent and others reasonably authorised by them, at reasonable times and after receiving reasonable notice, to enter the Accommodation for the purpose of viewing, inspection, maintenance, cleaning or repair. No notice will be given in an emergency, or where the need for repair (or any other matter affecting health and safety or the suitability of the Accommodation for habitation) was reported by the Student. In other cases the University will aim to give 48 hours’ prior notice for planned maintenance work and 24 hours prior notice for other purposes. 3.8 To comply with all applicable legislation and to avoid the Student’s actions or negligence having an adverse effect on the University, the Managing Agent or on the owners or occupiers of nearby property. 3.9 To comply with: 3.9.1 the University’s policies, rules and regulations which the University makes available in the Student Welcome Pack prior to registration as a student, and on its website: xxx.xxxxxxxxxxxx.xx.xx 3.9.2 the reasonable requests of University accommodation staff and staff of the Managing Agent.;

Student’s Obligations. The Student agrees and undertakes: 3.1 In 1.1 To pay the case of UK students only either 3.1.1 Rent to the University in advance by the instalments specified in the Offer on or before the corresponding Payment Dates. 1.2 If not paying in full, prior to arriving to agree and follow an instalment payment plan. Failure to do so will result in all rent being due on the first Payment Date payment date. 1.3 To comply with the UEL Code of Conduct. Any breach by the Student of the Code of Conduct may be deemed by the University to be a breach of this Agreement. 1.4 To pay the Rent in full for the entire Period of Residence by bank transfer, online payment, cheque drawn in pounds sterling on a UK bank account or credit/debit card; or 3.1.2 to pay the instalments of Rent Deposit to the University by direct debit on demand if the Payment Dates, in which case the Student must supply his/her bank details to the University Deposit has not more than 10 days been paid before the first Payment Datestart of the Tenancy Period. 3.2 in the case of non-UK students only either 3.2.1 on or before the first Payment Date to 1.5 To pay the Rent in full for the entire Period of Residence by bank transfer, online payment, cheque drawn in pounds sterling on a UK bank account or credit/debit card; or 3.2.2 on or before the first Payment Date to pay the first instalment of Rent to the University by the payment methods stated under the “fee payment” section of the University’s on-line booking system 3.3 To pay Council Tax for the Accommodation if at any time during the Period of Residence the Student is not exempt from paying Council Tax and to reimburse the University for any Council Tax it has to pay for the Residence as a result of the Student failing to maintain his/her exemption. 3.4 1.6 To check the Accommodation, Contents and the Common Parts within in the Flat and their respective Contents when the Student moves in and to report any discrepancy to the Managing Agent University on the check in inspection Inventory within 48 hours 7 days of taking up occupation. If the Student does not report any damage, or missing items, at the start of occupancy the Student is deemed to have accepted the Accommodation and may not be able to rely on the inventory at a later date to prove that the damage was not the Student’s fault. 3.5 1.7 To keep the Accommodation, the Accommodation and its Contents and (jointly with other students) the Flat Contents, the Residence and its Contents and the Common Parts in a clean and tidy condition and condition. Cleaning the Accommodation is the Student’s responsibility. Cleaning the Common Parts within the Flat is the joint responsibility of the Students using them, although the University will provide routine surface cleaning of the kitchens (except in studio flats). Cleaning the Common Parts outside a Flat is a Service provided by the University, but the Student must not cause those areas to damage thembecome dirty or untidy. The University may give the Student and/or (as appropriate) other students in the Flat written warning if in its reasonable opinion the Accommodation or the Common Parts of the Residence are not being kept to a reasonably acceptable standard and requiring them Flat need to be put in the appropriate standardcleaner or tidier. If there is no improvement on the date of the follow-up visit specified in the notice, the Student University shall pay a fair proportion to be determined by the University (according to the number of people entitled to share) of: 3.5.1 hire cleaners to do the reasonable charges properly incurred by work and recover the University to bring the Accommodation, the Accommodation Contents, the Flat Contents, the Residence Contents and/or the Common Parts to the same condition and level of cleanliness as they were in at the start of the Period of Residence; and 3.5.2 the reasonable cost of replacing anything beyond cleaning or repair due to mis- use or neglect by from the Student or other students sharing students. Keeping studio flats clean is entirely the Flatresponsibility of the Student. 3.6 1.8 At the end of the Tenancy Period of Residence or earlier termination of this agreement to vacate the Accommodation (leaving the Accommodation it and the Flat clean and tidy, clear of all rubbish and personal belongings, . The Accommodation must be left in a condition similar to the condition at the start of the tenancy and generally in a condition reasonably acceptable to the Managing Agent) and to University. The Student must return to the Managing Agent University all keys/passes/fobs/access cards to the accommodation, the Flat and the Residence or notify Residential Life in writing if keys/passes/fobs/access cards are lost . The Student will remain liable for the AccommodationTenancy whether or not they continue to reside in the Accommodation until the keys are returned. 3.7 1.9 To allow the University and/or the Managing Agent and others reasonably authorised by themthe University, at reasonable times and after receiving having been given reasonable notice, to enter the Accommodation for the purpose of viewing, inspection, maintenance, cleaning cleaning, welfare or repair. The University will aim to inspect the Accommodation at least once in Semester A and once in Semester B and will give notification of inspection dates via email. At other times the University will aim to give 7 days prior notice for planned maintenance work during term-time. No notice will be given in an emergency, or ; where the need for repair (or was reported by the Student; in relation to any other matter affecting health and safety or the suitability of the Accommodation for habitation) was reported ; for the prevention or detection of crime (including multi-occupancy suspicions), or where the University has reasonable grounds to suspect that the Student is in possession of or using controlled drugs, psychoactive substances (as defined by the Student. In other cases the University will aim to give 48 hours’ prior notice for planned maintenance work and 24 hours prior notice for other purposesPsychoactive Substances Act 2016) or smoking. 3.8 1.10 No notice will be given for the purposes of viewing and inspecting the common parts of the Accommodation. 1.11 To comply with all applicable legislation and to avoid the Student’s actions or negligence having an adverse effect on the University, the Managing Agent University or on the owners or occupiers of nearby property. 3.9 1.12 To comply with: 3.9.1 with the University’s policies, rules and regulations which the University makes available to the Student before the Student accepts the Offer (these include policies posted on the University’s website). Without in any way limiting the Student’s obligation to comply with all the University’s policies, the Student must in particular comply at all times with the University’s no smoking policy in all parts of the Residence (including the Accommodation itself), only smoke in the designated smoking shelters and must ensure that the Student’s visitors do not smoke while at the Residence. The no smoking policy includes the use of shisha pipes, e-cigarettes and vaping and these devices must not be used in the Residence or the Accommodation. 1.13 To comply with the University’s policies, rules and regulations concerning controlled drugs and psychoactive substances. The University operates a “zero tolerance” policy on the supply, dealing or use of psychoactive substances and controlled drugs. The University’s policy actively encourages police involvement where psychoactive substances and controlled drugs are concerned. If the University has reasonable grounds to suspect the Student’s involvement with psychoactive substances or controlled drugs, the University will take such steps as are reasonably necessary to terminate this agreement and to exclude the Student Welcome Pack prior to registration as a student, and on its website: xxx.xxxxxxxxxxxx.xx.xxfrom the Residence. 3.9.2 1.14 To comply with the reasonable requests of University accommodation Residential Life staff, Residential Life Scholars and others reasonably authorised by the University. To adhere to the UEL Personal Dignity policy [xxx.xxx.xx.xx/xxxxxxxxxx/xxxxxxxxx/xxxxxxxxxx/xxxxxxxx_xxxxxxx.xxx]. The University operates a “zero tolerance” policy on abusive behaviour toward staff and staff others authorised by the University. Breaches of this nature may be considered gross misconduct and the Student may face a UEL disciplinary. 1.15 To report to the University immediately any fire or accident resulting in injury or damage to any part of the Managing AgentResidence or to the Contents. To report to the University immediately any suspicious circumstances likely to affect the security of any part of the Residence. Where the Student becomes aware of damage to the Residence, to report the incident to the University as soon as reasonably practicable (and in any event within 24 hours). To report to the University as directed in the Handbook for Residents 2024-25 any damage or want of repair at the Residence or any failure of the Services as soon as reasonably practicable and in any event within 24 hours of becoming aware of it. 1.16 To pay to the University all costs reasonably incurred by the University, or by other people or organisations acting on the University’s behalf, in enforcing the Student’s obligations in this agreement or arising from a breach of them (including without limitation taking legal advice about a breach or suspected breach of this agreement, whether or not legal proceedings are begun, tracing the Student if they have left the Accommodation, costs in excess of the fixed costs and court fees set out in the Civil Procedure Rules 1998 and costs of enforcing any judgment and applicable VAT). 1.17 Promptly to send to the University a copy of any communication the Student receives which is likely to affect the Residence or the Accommodation, such as notice from the local authority, withdrawal notice from the University, or the owner of neighbouring property. 1.18 Not to remove from, affix to, change, damage or attempt to repair the structure or decorative finish of any part of the Residence. 1.19 Not to remove, or cause damage to any Contents. Not to replace any light bulbs in the Residence or Accommodation with halogen bulbs. 1.20 Not to use in the Residence or in the Accommodation incense sticks, candles or any product or device that has a naked flame. Any items of this nature will be confiscated if found in the residences. 1.21 Not to bring onto or use in the Residence or any University property fireworks or any other banned items. 1.22 Not to alter, add to or do anything which may cause damage to the electrical installation or any equipment in the Residence, or which may be a fire risk, or in any other way put the health and safety or security of others, or the University’s or other people’s property, or the Block Halls Insurance Policy (xxx.xxxxxxxxx.xx.xx/xxxxxxx-xxxx- cover, or the University’s buildings insurance cover at risk (policy details available on request). 1.23 Important information about electrical equipment is set out in the Handbook for Residents. Causing or increasing fire, health and safety or security risks will be treated by the University as a serious breach of these terms and conditions, which could give rise to the University terminating the Accommodation agreement early under clause 4. 1.24 Within 3 days of request, either to provide a safety certificate for, or remove from the Residence, any item (other than Contents) which in the University’s reasonable opinion is unsafe. Otherwise the University may remove it without further notice to the Student, charge its proper and reasonable storage costs to the Student, and return it to the Student at the end of the Tenancy Period. Items which are perishable or which it is illegal to possess will not be returned. Weapons, even if licensed, and replica weapons will always be treated as being unsafe in a student residence environment and will not be returned. 1.25 Not knowingly, recklessly or carelessly to activate or interfere with any fire safety or prevention or detection equipment without due cause. Interference with fire safety or fire prevention or detection equipment is a criminal offence, punishable by imprisonment, as well as a serious breach of this agreement. False fire alarms are very inconvenient for other residents and can be dangerous if other residents start to ignore the alarms as a result. If an alarm is activated, the University will ascertain the cause of activation and, if no cause is apparent, the University will test the sensor and the alarm. If the University is unable to find a technical fault, or just cause for activation, the occupier(s) of the relevant part(s) of the Residence will be held responsible for activation without due cause. On the first occasion, the University will contact the occupier(s) concerned and ask them to take greater care. If there is a second occasion, the University will serve formal warning on the occupier(s) concerned. If there is a third activation without due cause, it will be treated by the University as a serious breach and/or persistent breach of these terms and conditions, which could give rise to the University terminating the Student’s Accommodation agreement early under clause 4. 1.26 Not to put anything harmful, or which is likely to cause blockage, in any pipes or drains of the Residence. 1.27 Not at any time to leave the Accommodation unoccupied without locking the door and window. 1.28 Not to leave the Residence main entrance open or to allow anyone to enter who is not a resident, or a representative of the University carrying identification, or accompanied by a resident or representative. Not to transfer possession (permanently or on a temporary basis) of keys or University Access Card to any other resident, student, visitor, guest or other person at any time. This will be considered a breach of this agreement and may result in disciplinary action. Nothing in this clause requires the Student to put themselves at any risk if anyone attempts to force entry. In such circumstances, the Student should not resist but should report the incident at the earliest possible opportunity to the University and/or the relevant authority. 1.29 Not to use the Accommodation for any purpose other than as a study bedroom. 1.30 Not to use the Accommodation or any other part of the Residence for any purpose other than for their designated use. Not to use the Accommodation or any other part of the Residence for any illegal purpose or any purpose widely considered to be immoral. 1.31 Not to bring additional furniture (including items such as fridges and cookers) into the Residence. Toasters and sandwich makers are permitted but must only be used in designated kitchens and subject to the University’s Health & Safety Policy ( 7361.pdf (xxx.xx.xx)) and the requirements set out in the Handbook for Residents 2024/25. Students who need to keep medication refrigerated may apply to the University for permission in writing to Residential Life –xxxxxxxxxxxxxxx@xxx.xx.xx at least 7 days prior to arrival to keep a fridge in their Accommodation, and this permission will not be unreasonably refused. 1.32 Not to share the Accommodation or sub-let it or transfer occupancy to any person. Occasional overnight visitors are allowed on the conditions set out in the Handbook for Residents 2024/25 and on the intranet. Unauthorised occupation of the Accommodation will be treated by the University as a serious breach of these terms and conditions, which could give rise to the University terminating this agreement early under clause 0.
