Subdivision; Future Ownership. Landlord reserves the right to subdivide all or a portion of the Project. Tenant agrees to execute and deliver, upon thirty (30) days prior written notice by Landlord and in the form requested by Landlord, any additional documents needed to conform this Lease to the circumstances resulting from such subdivision. In addition, if the Building or the Parking Facility, or other portions of the Project are at any time owned by an entity other than Landlord, Landlord, at its option, may enter into agreements with such other owners to provide for (i) reciprocal rights of access and/or use, including in connection with repairs, maintenance, construction and/or excavation (ii) common management, operation, maintenance, improvement and/or repairs, and (iii) the allocation of operating expenses and taxes.

Tenant agrees to execute and deliver, within ten (10) business days after written demand therefor by Landlord and in the form reasonably requested by Landlord, any additional documents needed to conform this Lease to the circumstances resulting from such subdivision. Landlord reserves the right from time to time to grant such easements, rights of way and dedications that Landlord deems necessary and to cause the recordation of parcel maps and restrictions, without the consent or joinder of Tenant, provided, that, such easements, rights of way, dedications, parcel maps or restrictions do not have a material adverse effect on the operation of Tenant's business at or access to the Premises, materially increase Tenant's obligations under this Lease or materially diminish Tenant's rights under this Lease. In addition, if the Building or the Parking Facility, or other portions of the Project are at any time owned by an entity other than Landlord, Landlord, at its option, may enter into agreements with such other owners to provide for (i) reciprocal rights of access and/or use, including in connection with repairs, maintenance, construction and/or excavation (ii) common management, operation, maintenance, improvement and/or repairs, and (iii) the allocation of operating expenses and taxes.
