SUNDRY CHARGES. 8.1 The Purchaser shall as from the transfer date be liable for and pay all levies payable to the Homeowners Association in terms of the Constitution and all local authority charges, rates and taxes and accounts for water and electricity in respect of the property, pro-rated on a daily basis with reference to the transfer date. 8.2 Should any of the amounts referred to in clause 8.1 of Part B have been paid in advance by the Seller, the Purchaser shall within 7 (seven) days of receipt of a written request refund the amount so paid in advance.
