SUNDRY CHARGES. 8.1 The Purchaser shall as from the transfer date be liable for and pay all levies payable to the Homeowners Association in terms of the Constitution and all local authority charges, rates and taxes and accounts for water and electricity in respect of the property, pro-rated on a daily basis with reference to the transfer date.
