Surrounding Area. Check the box below that best represents the “surrounding area” of your property. This includes dwellings, buildings and roads on your property as well as the general area around your property. □ Surrounding area has heavy human activity and is highly developed with houses/buildings and vehicular byways. □ Surrounding area has low human activity with low numbers of buildings or vehicular byways. □ Surrounding area is remote with little to no human activity. Agriculture: Check the box that best represents agriculture on your property. Agriculture is a category to recognize production agriculture such as hay/alfalfa fields, grain fields or other row crops. These crops must be harvested to be considered. This category does not include any type of grazing, pasture land or food plots. □ No agriculture. □ Agriculture – Marginally productive, dry/unirrigated, occasionally to routinely harvested crop. □ Agriculture – Productive, maintained (irrigated, cultivated, fertilized, etc.), yearly harvested crop.
Surrounding Area. The areas adjacent to a public street shall be maintained with suitable landscaping of plants, shrubs, trees, grass, and similar landscaping materials. The landscaping plan shall be approved by the city as to type, size and amount of landscaping.
Surrounding Area. Waterloo Fire Station 4 is located at ▇▇▇ ▇▇▇▇▇▇▇▇▇▇ ▇▇▇▇▇▇ East and is located at the corner of University Avenue East and the right-of-way for Woolwich Street North. There is a single detached dwelling to the south of the Subject Land on University Avenue East. Across the street on the west side of University Avenue East is a residential subdivision with predominantly single detached dwellings backing on to University Avenue East and the Parkwood Seniors’ Community. Beyond the ▇▇▇▇▇▇ ▇▇▇▇ Trail to the north is the ▇▇▇▇ ▇▇▇▇▇▇ Farmstead, RIM Park Manulife Sportsplex and Grey Silo Golf Course. In terms of amenities, there is the RIM Park Manulife Sportsplex and Grey Silo Golf Course. The Subject Land is currently underserviced by commercial developments. This part of University Avenue East is regularly serviced by GRT via the University iXpress 202 bus.
Surrounding Area. Purchaser hereby acknowledges that Seller has made no representations and has no obligation to Purchaser with respect to (i) designs of other Condominiums Units, (ii) location, position, and visibility of utility lines, pipes, poles, boxes or other similar equipment, or (iii) use or prospective use of any property outside the building in which the Unit is located, notwithstanding any plats, site plans or other illustrative material.
Surrounding Area. ▇▇▇▇ ▇▇▇▇▇▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇ is surrounded on four of its five sides by roads: University Avenue East to the south, Millenium Boulevard to the southeast, Country Squire Lane to the west and Country Squire Road to the north. North of Country Squire Road is the municipal boundary with the Township of Woolwich. The abutting property to the east contains a single detached residence and designated natural heritage features that include a significant woodland and wetland. To the west and south are City-owned recreational fields and to the southeast is the RIM Park Manulife Sportsplex and East Side Library. Enova Power’s Waterloo office is located to the north across Country Squire Road in the Township of Woolwich. Other nearby uses include office and light industrial buildings farther to the west, the Parkwood Seniors Community and retirement home, parks and trails (e.g. Milne ▇▇▇▇▇ and the ▇▇▇▇▇▇ ▇▇▇▇ Grand River Trail), and a number of low-density residential neighbourhoods. The property is accessible via local and regional transportation networks. It is located a few hundred metres away from a GRT iXpress bus stop, which connects to the Conestoga ION Station. All four roads abutting the property are identified as cycling routes in the Official Plan, and a separated multi-use trail is available nearby on Northfield Drive East. The property is located within 4km of the Conestoga Parkway Northfield interchange.
Surrounding Area. Because Meritage may not have any control over the area surrounding or adjacent to the Lot, Meritage strongly recommends that Buyer drive and walk around or otherwise inspect the Community and the surrounding area (and conduct any other desired research) in order to become familiar with local conditions such as traffic, noise, prospective future development, and other factors prior to consummating the purchase transaction. The character, nature, and uses of the areas surrounding the Community may change, and future uses of adjacent or nearby property could include transportation, commercial, agricultural, equestrian, recreational, pedestrian, and/or any number of other uses. Future development cannot be predicted with accuracy and is subject to change, and for this and other reasons, Meritage cannot make any representation concerning the area surrounding the Lot. It is Buyer’s sole responsibility to determine the use and potential use of any property surrounding the Lot.
