Telecommunications Access. HealthGate, at its cost and expense, shall maintain adequate Internet access via telecommunications to the Site so that users of the Site may access the Site approximately 24 hours per day, and receive information from the Site at speeds and response times substantially equivalent or superior to HealthGate's own web sites.
Telecommunications Access. Provide all conduit raceways to the minimum point of presence (MPOP) on the first floor of each building and conduit raceways and penetrations to allow for cabling to telecommunications rooms on each floor. Furnish and install terminal mounting boards (TMBs) at each room for telecommunication punchdown blocks and service equipment (furnished and installed by others) and provide house 120/208 power in telecommunication rooms for service equipment power needs.
Telecommunications Access. If any tenant of the Building requests in writing that Landlord permit e.spire Communications, Inc. or its permitted successors/assigns, to provide such tenant telecommunications access services through optic fiber wiring (hereinafter referenced to as "Fiber Access") then, Landlord shall not unreasonably withhold condition or delay its approval for Tenant to install, operate, maintain, repair and replace fiber optic cable and associated equipment (the "Facilities") within the Building (also referred to as the "Licensed Premises") to provide its public utility telecommunications services on a non-exclusive basis to or for the benefit of tenants of the Building. In connection herewith:
Telecommunications Access. Tenant and/or its telecommunications and/or its utility companies, including but not limited to local exchange telecommunications companies and alternative access vendor services companies, shall have the right of access to and within the Building (including a reasonably sufficient size conduit pathway to the Premises) for the installation and operation of its telecommunications and utility systems necessary to service the Premises, including but not limited to voice, video, data, and any other telecommunications services provided over wire, fiber optic, microwave, wireless, and any other transmission and/or utility systems for part or all of Tenant's telecommunications and/or utilities from, to and within the Building (collectively "Telecom Services"); provided, however, such telecommunications companies, utility companies, and/or access vendor service companies enter into a commercially reasonable access agreement with Landlord. Notwithstanding the foregoing, any Telecom Services provided to Tenant in the Premises shall be installed, maintained and operated at Tenant's sole cost and expense and shall be subject to Landlord's approval of detailed engineering plans and specifications for the installation of any Telecom Services, which approval may be withheld if the installation or operation of the Telecom Services physically affect (i) the aesthetics of the Building, (ii) the Building's mechanical systems (including those systems located on the property owned by Landlord, but outside of the Building), (iii) the structural integrity of the Building, (iv) the operation of other Telecom Services already in the Building or (v) Landlord's ability to lease or operate the Building.
