Common use of Tenant Fixtures and Other Property Clause in Contracts

Tenant Fixtures and Other Property. All built-in furniture, cabinetwork, movable business and trade fixtures and equipment installed by Tenant shall be removed by Tenant at the termination of this Lease if Tenant so elects, and shall be so removed if required by Landlord, or if not so removed, shall, at the option of Landlord, become the property of Landlord. All such removals and restoration shall be accomplished in good and workmanlike manner so as not to damage the Premises or the Project. Any damage to the Premises caused by installation, alteration or removal of Tenant's fixtures or equipment shall be repaired at the expense of Tenant.
