Common use of Tenant Obligations Clause in Contracts

Tenant Obligations. Tenant agrees to keep the xx xxxxxx unit and all parts of the premises that he leases safe and clean. In the case of a single-family house or duplex, Tenant shall keep the yard mow ed, w atered and free of fire ants, keep the roof and gutters free of debris, the shrubs neatly trimmed, and landscaping maintained. Xxxxxx agrees to be responsible for removal of Xxxxxx’s contagious and other hazardous materials. Tenant agrees to comply w ith the lease and rules and regulations the Landlord may adopt concerning the Tenants’ use and occupancy of the premises. Tenant, or any member of Xxxxxx’s family, guest or other person under the Tenant’s control, shall conduct themselves in a manner that w ill not disturb other Tenants’ and neighbors’ peaceful enjoyment of the premises. Tenant, or any member of Xxxxxx’s family, guest or other person under the Tenant’s control, shall not engage in or facilitate criminal or drug related activities. Any such violation constitutes a substantial violation of the Lease and a material noncompliance w ith the Lease and is ground for termination of tenancy and eviction from the premises. It is specifically understood that Tenant w ill, at Xxxxxx’s expense, keep sinks, lavatories, and commodes open, reporting any initial problem w ithin five (5) days of occupancy, repair any and all damages caused by tenancy and replace any burned out light bulbs. Xxxxxx agrees to report to Landlord any malfunction of or damage to electrical, plumbing, HVAC systems, smoke detectors, and any occurrence that may cause damage to the property. Tenant also agrees to pay for the cost of all repairs made necessary by negligence or careless use of the premises and pay for repairs/loss resulting from theft, malicious mischief or vandalism by Tenant and their guests. Tenant agrees to provide copies to Landlord of any inspection reports or repair estimates that Tenant may obtain. Xxxxxx agrees to be responsible for and to make at Tenant’s expense all routine maintenance, including but not limited to, stoppage of sew er because of misuse or broken w ater pipes/fixtures due to neglect or carelessness of Tenant. No repairs, alterations or changes in or to said premises or the fixture or appliances contained therein, shall be made except after w xxxxxx consent of Landlord, and shall be responsibility of the Tenant for the cost of restoring said premises to their original condition if Tenant makes any such authorized modifications. NO REPAIR COSTS SHALL BE DEDUCTED FROM RENT BY TENANT. All improvements made by Tenant to the said premises shall become the property of the Landlord. Locks/Deadbolts shall not be changed w ithout the expressed permission of the Landlord. Tenant is directly responsible for any damage caused by Xxxxxx’s appliances and/or furniture. Tenant is responsible for changing HVAC filters, reporting any w ater leaks, lighting pilot lights, checking for tripped breakers, changing smoke detector batteries and minor housekeeping repairs. Tenants w ill be held liable for damage to HVAC systems caused by dirty or missing filters and damages resulting from unreported problems. Tenant acknow ledges that Xxxxxx has inspected the premises and agrees that the premises and any common areas are safe, fit and habitable condition. Tenant acknow ledges receipt of instructions of smoke detector operation.

Tenant, or any member of Xxxxxx’s Tenant's family, guest or other person under the Tenant’s 's control, shall not engage in or facilitate criminal or drug related activities. Xxxxxx Tenant agrees to submit to Agent within ten (10) days of taking possession a list of all deficiencies existing on the property so that Tenant will not be charged with repairing same at the end of the Lease. Tenant agrees to report to Landlord any malfunction of or damage to electrical, plumbing, HVAC systems, smoke detectors, and any occurrence that may cause damage to the property. Tenant also agrees to pay for the cost of all repairs made necessary by negligence or careless use of the premises and pay for repairs/repairs and loss resulting from theft, malicious mischief or vandalism by Tenant and their guests. Tenant agrees to provide copies to Landlord of any inspection reports or repair estimates that Tenant may obtain. Xxxxxx Tenant agrees to be responsible for and to make at Tenant’s 's expense all routine maintenance, including but not limited to: replace all broken glass, stoppage of sew er sewer because of misuse or broken w ater water pipes/fixtures due to neglect or carelessness of Tenant. No repairs, alterations or changes in or to said premises or the fixture fixtures or appliances contained therein, shall be made except after w xxxxxx written consent of Landlord, and shall be the responsibility of the Tenant for the cost of restoring said premises to their original condition if Tenant makes any such authorized unauthorized modifications. NO REPAIR COSTS SHALL BE DEDUCTED FROM RENT BY TENANT. All improvements made by Tenant to the said premises shall become the property of the Landlord. Tenant Obligations. To the extent Tenant's tenant improvements are not completed in time for the Tenant agrees to keep occupy or take possession of the xx xxxxxx unit Premises on the Commencement Date due to the failure of Tenant to fulfill any of its obligations under this Lease, the Lease shall nevertheless commence on the Commencement Date. Except as specified elsewhere in this Lease, Landlord makes no representations or warranties to Tenant regarding the Premises, including the structural condition of the Premises and the condition of all mechanical, electrical, and other systems on the Premises. Except for any tenant improvements described on attached Exhibit B to be completed by Landlord (defined therein as "Landlord's Work"), LANDLORD AGREES THAT ALL MECHANICAL, ELECTRICAL, AND HVAC SYSTEMS SHALL BE IN GOOD WORKING ORDER AT COMMENCEMENT OF THE LEASE. LANDLORD SHALL DELIVER THE PREMISES "AS IS, BROOM CLEAN." THE EXISTING TENANT MAY REMOVE A PORTION OF THE SAUNA AND FILM ROOM AT IT'S EXPENSE PRIOR TO THE COMMENCEMENT DATE. TENANT IS INFORMED THAT A PORTION OF THE AREA ALONG THE NORTH WALL ON THE GROUND FLOOR IS NOT SERVED BY HVAC. Tenant shall be responsible for performing any work necessary to bring the Premises into condition satisfactory to Tenant. By signing this Lease, Tenant acknowledges that it has had adequate opportunity to investigate the Premises, acknowledges responsibility for making any corrections, alterations and repairs to the Premises (other than the Landlord's Work), and acknowledges that the time needed to complete any such items shall not delay the Commencement Date. Attached Exhibit B sets forth all Landlord's Work, if any, and all parts tenant improvements to be completed by Tenant ("Tenant's Work"), which is to be performed on the Premises. Responsibilities for design, payment and performance of all such work shall be as set forth on attached Exhibit B. If Tenant fails to notify Landlord of any defects in the premises that he leases safe and clean. In the case Landlord's Work within ten (10) days of a single-family house or duplexdelivery of possession to Tenant, Tenant shall keep be deemed to have accepted the yard mow edPremises in their then condition. If Tenant discovers any major defects in the Landlord's Work during this 10 day period that would prevent Tenant from using the Premises for its intended purpose, w atered Tenant shall so notify Landlord in writing and free of fire ants, keep the roof Commencement Date shall be delayed until after Landlord has corrected the major defects and gutters free of debris, the shrubs neatly trimmed, and landscaping maintained. Tenant agrees to comply w ith the lease and rules and regulations the Landlord may adopt concerning the Tenants’ use and occupancy of the premises. Tenant also agrees to pay for the cost of all repairs made necessary by negligence or careless use of the premises and pay for repairs/loss resulting from theft, malicious mischief or vandalism by Tenant and their guests. Tenant is responsible for changing HVAC filters, reporting any w ater leaks, lighting pilot lights, checking for tripped breakers, changing smoke detector batteries and minor housekeeping repairs. Tenants w ill be held liable for damage to HVAC systems caused by dirty or missing filters and damages resulting from unreported problems. Tenant acknow ledges that Xxxxxx has inspected the premises and agrees that the premises and any common areas are safe, fit and habitable condition. Tenant acknow ledges receipt of instructions of smoke detector operationLandlord shall promptly correct all punch list items.

Tenant Obligations. Tenant agrees by execution hereof acknowledges that Landlord assumes no liability for damage or loss to keep personal property of Tenant, Tenant’s guests or agents, or persons Tenant permits to be in or about the xx xxxxxx unit leased premises. Tenant is and shall be responsible and liable for any and all parts injuries or damages done to the leased premises by Tenant, its guests or any occupant or other person whom Tenant permits to be in or about the leased premises and Landlord assumes no liability for any such damage or loss. Tenant is further advised that, if insurance coverage is desired by Tenant, Tenant should inquire of the premises that he leases safe Tenant’s insurance agent regarding a renter’s hazard and cleanliability policy of insurance. The Tenant acknow ledges does not have the right or power to sublet the premises or any part hereof, or to transfer to or assign this lease without the written consent of Landlord. Tenant shall not do or permit anything to be done on the premises that Xxxxxx has inspected unreasonably disturb his/her neighbors or roommates, and shall comply with all laws, ordinances, governmental regulations and restrictive covenants applicable to the leased premises. Tenant agrees to repair minor problems that are under $150. Tenant shall notify Landlord who shall coordinate repairs to the leased premises; in such event Landlord shall be responsible for the repairs, except that if such repairs are needed as a result of the negligent action or inaction of Tenant or Tenant’s guests, agents or invitees, then, all cost of such repairs shall be Tenant’s sole responsibility. Tenant will not drive nails unnecessarily in walls to damage same, will not disfigure or deface any part of premises or will not do anything or cause or allow anything to be done upon the premises which will increase the rate of fire insurance upon the premises or damage the premises by same. Tenant will pay for labor and service of job repair/replacement if caused by Tenant, Tenants’ guests and/or agents. Determination will be made at the time the problem occurs by a third party. The third party shall be the service person that serviced the job. Tenant will pay for repair/replacement for damages caused by misuse or neglect, including but not limited to grease or hair in drainage lines, blockage of toilets by foreign objects such as paper towels and napkins. If a problem continues on regular basis, inspection and inquiry will be made. If results or reoccurrences are Tenant’s fault, Tenant will be advised and will pay for services rendered. • Tenant acknowledges the receipt of 1 key which will be returned to the Landlord when vacating the premises. Tenant shall not permit the accumulation of garbage, rubbish or other waste in and around the premises and any common areas will remove same at Tenant’s expense; and shall keep such waste in proper containers on the interior and exterior of the premises until removal by Tenant to a designated area for collection. If nail holes are safepresent in walls, fit and habitable conditionTenant is requested to use same. If other nails are to be installed to hang objects on walls, Tenant is requested to use proper picture hanging objects. Do not use stick-ups on walls as they damage walls. Tenant acknow ledges receipt will be responsible for repairing walls to their original condition if conditions are found contrary to written agreement at time of instructions move-in. Tenant is responsible for the care and maintenance of the smoke detector operationon the premises and for maintaining power to the smoke detector by replacing the batteries when needed. Tenant shall immediately notify Landlord in writing of any defect to the smoke detector. When the Tenant vacates the property, the Tenant shall return the property to the Landlord clean to the Landlord’s standards, and in good order and repair, ordinary wear and tear expected. When Tenant vacates property, the Tenant must contact Landlord forty-eight hours in advance of date of check out and make arrangement for a walk through house inspection and key return. All property shall be vacant before twelve-noon on day of termination of lease. The written defects and damages presented to Landlord at time of move in will be used at time of final walk through inspection. Since the condition of property is so stated in detail, if items are found contrary to this report at time of walk through, the following will take place. The Tenant has the option to correct the problem(s) immediately and be rechecked, or a professional service company, selected by the Landlord, will be hired to complete the services. Once the Tenant leaves the premises after the lease is terminated, the Tenant foregoes the option to clean/make repairs, and the Landlord will charge these service costs to the Tenant.

Xxxxxx Tenant agrees to submit to Agent within ten (10) days of taking possession a list of all deficiencies existing on the property so that Tenant will not be charged with repairing same at the end of the Lease. Tenant agrees to report to Landlord any malfunction of or damage to electrical, plumbing, HVAC systems, smoke detectors, and any occurrence that may cause damage to the property. Tenant agrees to provide copies to Landlord of any inspection reports or repair estimates that Tenant may obtain. Xxxxxx agrees to be responsible for and to make at Tenant’s expense all routine maintenance, including but not limited to, stoppage of sew er because of misuse or broken w ater pipes/fixtures due to neglect or carelessness of Tenant. No repairs, alterations or changes in or to said premises or the fixture or appliances contained therein, shall be made except after w xxxxxx consent of Landlord, and shall be responsibility of the Tenant for the cost of restoring said premises to their original condition if Tenant makes any such authorized modifications. NO REPAIR COSTS SHALL BE DEDUCTED FROM RENT BY TENANT. All improvements made by Tenant to the said premises shall become the property of the Landlord. Locks/Deadbolts shall not be changed w ithout the expressed permission of the Landlord. Tenant is directly responsible for any damage caused by XxxxxxTenant’s appliances and/or furniture. Tenant is responsible for changing HVAC filtersfilters every 30 days, reporting any w ater leakswater leaks immediately, lighting pilot lights, checking for tripped breakers, changing smoke detector batteries and minor housekeeping repairs. Tenants w ill will be held liable for damage to HVAC systems caused by dirty or missing filters and damages resulting from unreported problems. Tenant acknow ledges acknowledges that Xxxxxx Tenant has inspected the premises and agrees that the premises and any common areas area are safe, fit and in habitable condition. Upon termination of this agreement, either voluntary or involuntary. Tenant acknow ledges agrees to have carpets and home professionally cleaned at their expense, by a company of their choosing, after all personal belongings are removed from the property and before the expiration date of this lease. Tenant agrees to provide a copy of receipt to Landlord and that this expense may not be deducted from any rent due or owed. If carpets and/or home is not professionally cleaned, Landlord will have the right to hire a company of instructions of smoke detector operationthe Landlord’s choice to have this completed and deduct this amount from the application fee. If the application fee does not have sufficient funds to cover this expense, Tenant will be billed for the difference and hereby agrees to pay the difference at the time it is billed.

Tenant, or any member of Xxxxxx’s family, guest or other person under the Tenant’s control, shall not engage in or facilitate criminal or drug related activities. Any such violation constitutes a substantial violation of the Lease and a material noncompliance w ith the Lease and is ground for termination of tenancy and eviction from the premises. It is specifically understood that Tenant w ill, at Xxxxxx’s expense, keep sinks, lavatories, and commodes open, reporting any initial problem w ithin five (5) days of occupancy, repair any and all damages caused by tenancy and replace any burned out light bulbs. Xxxxxx agrees to report to Landlord any malfunction of or damage to electrical, plumbing, HVAC systems, smoke detectors, and any occurrence that may cause damage to the property. Tenant Xxxxxx also agrees to pay for the cost of all repairs made necessary by negligence or careless use of the premises and pay for repairs/loss resulting from theft, malicious mischief or vandalism by Tenant and their guests. Furthermore, Xxxxxx agrees that they will be held fully responsible for any damages that are a result of the Tenant’s failure to report needed repairs and will become the Tenant’s responsibility. Tenant acknowledges that it is necessary for Tenant to provide appropriate climate control, keep the home clean and take other measures to retard and prevent mold and mildew from accumulating in the home. Tenant agrees to clean and dust the home on a regular basis and to remove visible moisture accumulation on windows, walls, floors, ceilings and other surfaces as soon as reasonably possible. Tenant agrees not to block or cover any of the heating, ventilation or air conditioning ducts in the home. Tenant also agrees to immediately report to the Landlord in writing (1) and evidence of a water leak or excessive moisture in the home, as well as in any storage room, garage or other common area; (2) and evidence of mold or mildew-like growth that cannot be removed by simply applying a common household cleaner and wiping the areas; (3) any failure or malfunction in the heating, ventilation or air conditioning system in the home. Xxxxxx further agrees that tenant shall be responsible for damage to the home and tenant’s property as well as injury to make at Tenanttenant and Occupants resulting from Xxxxxx’s expense all routine maintenance, including but not limited to, stoppage failure to comply with the terms of sew er because the Lease. A default under the terms of misuse or broken w ater pipes/fixtures due to neglect or carelessness of Tenant. No repairs, alterations or changes in or to said premises or the fixture or appliances contained therein, this notice shall be made except after w xxxxxx consent of Landlorddeemed a material default, and the landlord shall be responsibility entitled to exercise all rights and remedies at law or in equity. Except as specifically stated herein, all other terms and conditions of the Tenant for Lease remain unchanged. If HVAC filter is found dirty during any lease inspection or at move out, Tenant acknow ledges may be charged a fee to have the HVAC fully serviced to ensure that the efficiency of the unit is maintained. Xxxxxx acknowledges that Xxxxxx has inspected the premises and agrees that the premises and any common areas area are safe, fit and in habitable condition. Tenant acknow ledges has no authority to make any alterations to the premises or to incur and debt or make any charge against the Landlord or create a lien upon the leased property for any work done or materials furnished without the express consent in writing from the Landlord. Any television/cable/dish antenna or other fixtures installed by the Tenant shall be at his own expense, shall be affixed in a manner which will not damage the building and shall be removed by the Tenant at the expiration of the lease and any damage caused to be repaired in a professional manner. In the event such antenna, other fixture, or other personal property of the Tenant is not removed at the expiration of the Lease, the Landlord may treat the same as abandoned and charge the Tenant the cost for the removal and repairs for any damage caused. Tenant Obligations. To the extent Tenant's tenant improvements are not complete in time for the Tenant agrees to keep the xx xxxxxx unit and all parts occupy or take possession of the premises that he leases safe Premises on the Commencement Date due to the failure of Tenant to fulfill any of its obligations under this Lease, the Lease shall nevertheless commence on the Commencement Date. Except as specified elsewhere in this Lease, Landlord makes no representations or warranties to Tenant regarding the Premises, including the structural condition of the Premises and cleanthe condition of all mechanical, electrical, and other systems on the Premises. Tenant Obligations. 9.1 The Tenant has inspected the Premises and confirms that they are suitable for the purposes for which they are let for the duration of this Agreement. 9.2 The Tenant acknowledges that the Premises are in a good state of repair and specifically acknowledges that at commencement of this Lease Agreement, all of the sanitary installations and equipment, electrical installations and equipment, keys, locks, doors, windows, wash basins and taps are in a good state of repair and working order. 9.3 The Tenant shall give written notice to the Landlord within 7 (SEVEN) days after the commencement date, of any structural defects in the Premises, or any defects in the above mentioned installations and equipment, and the absence of such notice shall constitute prima facie proof of the absence of any defects or missing articles and the good condition of the Premises. Any notice given by the Tenant shall not place any obligation on the Landlord to effect any repairs but will serve only to record the state of repair. 9.4 The Tenant shall allow the Landlord or his agent access to the Premises at all reasonable times with prior arrangement with the Tenant, to inspect the Premises or to carry out any work that may be required to be done or are deemed to be necessary in order to keep the property fixtures and fittings in good order and conditions. 9.5 The Tenant undertakes to maintain the Premises and to return same in a clean and neat condition at the expiration of this Lease Agreement. The Tenant will be liable to promptly attend to any repair that may be necessary and in general attend to the upkeep and maintenance of the Premises, alternatively to reimburse the Landlord for the cost of replacing or repairing any breakages or defects. The parties also agree that the Landlord or his authorized agent may at anytime with prior arrangement with the Tenant inspect the Premises and point out any aspect that needs attention whereupon the Tenant shall be obliged to attend thereto within 7 (SEVEN) days after given written notice to do so. A failure to comply will constitute a breach of contract in terms of this Agreement. 9.6 The Tenant undertakes to keep and maintain all sewerage pipes, water pipes and drains on the Premises free from obstruction and/or blockage. 9.7 The Tenant shall use and operate all electrical and plumbing fixtures properly. 9.8 The Tenant shall not remodel or make any structural changes to the Premises, nor shall the Tenant deface, xxxx, paint, nor shall the Tenant attach or remove any fixtures or locks without the Landlord's prior written permission. 9.9 The Tenant acknowledges that any improvements made by the Tenant on or to the Premises shall become the property of the Landlord on termination of this Lease Agreement and the Tenant shall not be entitled to remove any such improvement unless so demanded by the Landlord in writing, nor claim from the Landlord any compensation in respect thereof. The Tenant further agrees to repair all damage caused by such removal, failing which the Landlord may have the improvements removed and damage repaired and recover all costs so incurred from the Tenant. 9.10 The Tenant shall not keep any pets or animals in or on the Premises without the Landlord's prior written consent and the Tenant shall be responsible for any damage to the premises caused by such pet or animal. 9.11 The Tenant shall not do or allow to be done in any way anything which would increase the premiums of or vitiate the Policies of Insurance on the property. 9.12 The Tenant agrees to keep use the xx xxxxxx unit Premises solely as a private dwelling for the Tenant and all parts additional members of the premises that he leases safe Tenant's household as identified in this Lease Agreement and clean. In not permit use of the case of Premises for any other purposes other than as a single-family house or duplex, private dwelling. 9.13 The Tenant shall keep not provide accommodations for boarders or lodgers. 9.14 The Tenant may have temporary visitors. The same visitor may not stay overnight more than 4 (FOUR) times within any month without written permission from the yard mow ed, w atered Landlord. 9.15 The Tenant shall conduct himself/herself and free of fire ants, keep require persons on the roof and gutters free of debris, the shrubs neatly trimmed, and landscaping maintained. Xxxxxx agrees premises with his/her consent to be responsible for removal of Xxxxxx’s contagious and other hazardous materials. Tenant agrees to comply w ith the lease and rules and regulations the Landlord may adopt concerning the Tenants’ use and occupancy of the premises. Tenant, or any member of Xxxxxx’s family, guest or other person under the Tenant’s control, shall conduct themselves in a manner that w ill will not disturb other Tenants’ and neighbors’ peaceful enjoyment contravene any law, bylaw, ordinance or regulation applicable in respect of the premisesPremises nor cause or permit any nuisance. The Tenant acknowledges receipt of the Rules or Code of Conduct as determined by the rules and regulations and terms of lease undertakes to abide by it and any amendments made thereto from time to time. 9.16 The Tenant shall allow the Landlord or his agent and/or any prospective Tenant or Purchaser to view the exterior and interior of the Premises during reasonable hours, provided a prior appointment to do so has been made with the Tenant. 9.17 The Tenant must regularly test the smoke detectors to ensure that they are working effectively. Batteries may not be removed except to replace them. It is a duty of the Tenant to inform the Landlord in writing of any defect or malfunction of smoke detectors. 9.18 The Tenant agrees that any violation of the law regarding illegal drug use will be grounds for immediate termination of this Lease Agreement, after the Landlord has filed a police report in this regard. 9.19 The Tenant agrees to keep areas outside his entry way clean and clear of any and all obstacles and debris. 9.20 The Tenant agrees that due to the fact that this is an apartment based complex that he or she shall not cause any stress or duress on any other Tenants by way of noise, threats, or any member other types of Xxxxxx’s family, unruly behavior. The Tenant is also responsible for their guest or other person under the Tenant’s control, and their behavior. 9.21 The Tenant shall not engage in allow or facilitate criminal share any Utilities or drug related activities. Any such violation constitutes city or county services that are deemed unlawful by the city or county or Utilities services or companies. 9.22 If a substantial violation garden forms part of the Lease Premises, the Tenant undertakes to keep it in a neat and a material noncompliance w ith tidy condition and fully maintained at his/her expense. The Tenant shall not remove or cut any trees or plants or affect major alterations without the Lease and is ground for termination of tenancy and eviction from Landlord's prior written consent 9.23 The Tenant shall notify the premises. In the case of a single-family house or duplex, Tenant shall keep the yard mow edmowed, w atered watered and free of fire ants, keep the roof and gutters free of debris, the shrubs neatly trimmed, and landscaping maintained. Xxxxxx Tenant agrees to be responsible for removal of XxxxxxTenant’s contagious and other hazardous materials. Tenant agrees to comply w ith with the lease and rules and regulations the Landlord may adopt concerning the Tenants’ use and occupancy of the premises. ; Tenant, or any member of XxxxxxTenant’s family, guest or other person under the Tenant’s control, shall conduct themselves in a manner that w ill will not disturb other Tenants’ and neighbors’ peaceful enjoyment of the premises. Tenant, or any member of XxxxxxTenant’s family, guest or other person under the Tenant’s control, shall not engage in or facilitate criminal or drug related activities. Any such violation constitutes a substantial violation of the Lease and a material noncompliance w ith with the Lease and is ground grounds for termination of tenancy and eviction from the premises. It is specifically understood that Tenant w illwill, at XxxxxxTenant’s expense, keep sinks, lavatories, and commodes open, reporting any initial problem w ithin five (5) days immediately of occupancy, repair any and all damages caused by tenancy and replace any burned out light bulbs. Xxxxxx Tenant agrees to report to Landlord landlord any malfunction of or damage to electrical, plumbing, HVAC systems, smoke detectors, and any occurrence that may cause damage to the property. Tenant also agrees to pay for the cost of all repairs made necessary by negligence or careless use of the premises and pay for repairs/repairs and loss resulting from theft, malicious mischief or vandalism by Tenant and their guests. Tenant agrees to provide copies to Landlord of any inspection reports or repair estimates that Tenant may obtain. Xxxxxx agrees to be responsible for and to make at Tenant’s expense all routine maintenance, including but not limited to, stoppage of sew er because of misuse or broken w ater pipes/fixtures due to neglect or carelessness of Tenant. No repairs, alterations or changes in or to said premises or the fixture or appliances contained therein, shall be made except after w xxxxxx consent of Landlord, and shall be responsibility of the Tenant for the cost of restoring said premises to their original condition if Tenant makes any such authorized modifications. NO REPAIR COSTS SHALL BE DEDUCTED FROM RENT BY TENANT. All improvements made by Tenant to the said premises shall become the property of the Landlord. Locks/Deadbolts shall not be changed w ithout the expressed permission of the Landlord. Tenant is directly responsible for any damage caused by Xxxxxx’s appliances and/or furniture. Tenant is responsible for changing HVAC filters, reporting any w ater leaks, lighting pilot lights, checking for tripped breakers, changing smoke detector batteries and minor housekeeping repairs. Tenants w ill be held liable for damage to HVAC systems caused by dirty or missing filters and damages resulting from unreported problems. Tenant acknow ledges that Xxxxxx has inspected the premises and agrees that the premises and any common areas are safe, fit and habitable condition. Tenant acknow ledges receipt of instructions of smoke detector operation.
