Common use of Tenant's Access to the Premises Clause in Contracts

Tenant's Access to the Premises. Tenant and Tenant's agents, at Tenant's sole risk, may, with Landlord's prior consent, enter the Premises prior to the Term Commencement Date in order to do such work as may be required to make the Premises ready for Tenant's use and occupancy thereof. If Landlord permits such entry prior to the Term Commencement Date, such permission shall be conditioned upon Tenant and Tenant's agents, contractors, workmen, mechanics, suppliers and invitees, working in harmony with Landlord and the General Contractor and with other tenants and occupants of the Building. If at any time such entry shall cause or threaten to cause disharmony or otherwise interfere with the orderly completion of operation of the Building, Landlord shall have the right to withdraw such permission upon twenty-four (24) hours written notice to Tenant. Any such entry into and occupation of the Premises shall be deemed to be under all of the terms, covenants, conditions and provisions of this Lease except the covenant to pay Rent. Landlord shall not be liable in any way for any injury, loss or damage which may occur to any of Tenant's work and installations made in the Premises or to properties placed therein prior to the Term Commencement Date, the same being at Tenant's sole risk.

Any such entry into and occupation of the Premises shall be deemed to be under all of the terms, covenants, conditions and provisions of this Lease except the covenant to pay Rent. Landlord shall not be liable in any way for any injury, loss or damage which may occur to any of Tenant's work and installations made in the Premises or to properties placed therein prior to the Term Commencement Date, the same being at Tenant's sole risk.

Landlord, at Landlord's reasonable discretion, may permit Tenant and Tenant's agents, at Tenant's sole risk, may, with Landlord's prior consent, agents to enter the Premises prior to the Term Commencement Date completion of the Tenant's Improvements in order to do such work as that Tenant may be required to make the Premises ready for Tenant's use and occupancy thereofoccupancy. If Landlord permits such entry prior to the Term Commencement Dateentry, such permission shall constitute a license only and such license shall be conditioned upon Tenant working in harmony and Tenantnot interfering with Landlord and Landlord's agents, contractors, workmen, mechanicsmechanics and suppliers in doing the Tenant's Improvements, suppliers and invitees, working or other work of Landlord in harmony with Landlord and the General Contractor and Building or with other tenants and occupants of the Building. If at any time such entry shall cause or threaten to cause disharmony or otherwise interfere with the orderly completion of operation of the Building, Landlord shall have the right to withdraw such permission license for any reasonable reason upon twenty-four (24) hours hours' written notice to Tenant. Any Tenant agrees that any such entry into and occupation of the Premises as described herein shall be deemed to be under all of the terms, covenants, conditions at its own risk and provisions of this Lease except the covenant to pay Rent. that Landlord shall not be liable in any way for any injury, loss or damage which may occur to any of Tenant's work and installations made in the Premises property or personal injuries to properties placed therein prior to the Term Commencement Date, the same being at any of Tenant's sole riskemployees or agents as a result thereof. Tenant further agrees to protect, defend, indemnify and hold Landlord harmless from all liabilities and expenses, except if due to Landlord's negligence or willful misconduct, arising out of or connected with the activities of Tenant and its employees or agents in or about the Building including, but not limited to, any and all liabilities for damage to or loss of any materials or equipment of Tenant which are stored on the Premises.
