Tenant’s Contractors – Mechanics’ and Other Liens – Standard of Tenant’s Performance - Compliance with Laws. Whenever Tenant shall make any alteration, decoration, installation, removal, addition or improvement or do any other work in or to the Premises, the Building or’ elsewhere on the Property, Tenant will strictly observe the following covenants and agreements: (a) In no event shall any material or equipment be incorporated in or added to the Premises, the Building or any other portion of the Property in connection with any such alteration, decoration, installation, addition or improvement which is subject to any lien, charge, mortgage or other encumbrance of any kind whatsoever or is subject to any security interest or any form of title retention agreement. Any notice of contract or mechanic’s or materialmen’s lien filed against the Premises, the Building, the Property or any portion thereof for work claimed to have been done for, or materials claimed to have been furnished to Tenant shall be removed or discharged by Tenant within ten (10) days thereafter, at the expense of Tenant, by filing the bond required by law or otherwise. If Tenant fails so to remove or discharge any lien, Landlord may do so at Tenant’s expense and Tenant shall reimburse Landlord for any expenses or costs incurred by Landlord in so doing within fifteen (15) days after rendition of a xxxx therefor. (b) All installations or work done by Tenant under this or any other Article of this Lease shall be at its own expense (unless expressly otherwise provided) and shall at all times comply with (i) laws, rules, orders and regulations of governmental authorities having jurisdiction thereof; (ii) orders, rules and regulations of any insurance rating bureau if and as applicable; and (iii) plans and specifications prepared by and at the expense of Tenant and approved by Landlord prior to the commencement of any work. (c) Tenant shall procure all necessary permits before undertaking any work in the Premises, the Building or elsewhere on the Property; do all such work in a good and workmanlike manner, employing materials of good quality and complying with all governmental requirements, and defend, save harmless, exonerate and indemnify Landlord from all injury, loss or damage to any person or property occasioned by or growing out of such work.

(ab) Xxxxxx agrees that it will not, either directly or indirectly, use any contractors and/or materials if, in the reasonable judgment of Landlord, their use may cause any harm to Landlord or create any difficulty, whether in the nature of a labor dispute or otherwise, in the construction, maintenance and/or operation of the Building or any part thereof.
(c) In no event shall any material or equipment be incorporated in or added to the Premises, the Building so as to become a fixture or any other portion otherwise a part of the Property Building, in connection with any such alteration, decoration, installation, addition or improvement Alteration which is subject to any lien, charge, mortgage or other encumbrance of any kind whatsoever or is subject to any security interest or any form of title retention agreement. No installations or work shall be undertaken or begun by Tenant until Xxxxxx has complied with the requirements of Article 12 hereof. Any notice of contract or mechanic’s or materialmen’s lien filed against the Premises, Premises or the Building, the Property or any portion thereof Building for work claimed to have been done for, or materials claimed to have been furnished to to, Tenant shall be removed or discharged by Tenant within ten (10) days thereafter, at the Tenant’s expense of Tenant, by filing the bond required by law or otherwise. If Tenant fails so to remove discharge or discharge bond any lien, Landlord may do so at Tenant’s expense expense, and Tenant shall reimburse Landlord for any expenses expense or costs cost incurred by Landlord in so doing within fifteen (15) days after rendition of a xxxx thereforxxxxxxxx.
(bd) All Except as may be otherwise specifically provided in this Lease, all installations or work done by Tenant under this or any other Article of this Lease shall be at its own expense (unless expressly otherwise provided) and shall at all times comply with (i) laws, rules, orders and regulations of governmental authorities having jurisdiction thereof; (ii) orders, rules and regulations of any Board of Fire Underwriters, or any other body hereafter constituted exercising similar functions, and governing insurance rating bureau if bureaus; (iii) the Rules and Regulations of Landlord, initially set forth in Exhibit 4 hereof, as applicablethe same may be modified from time to time over the Term of this Lease; and (iiiiv) plans and specifications prepared by and at the expense of Tenant theretofore submitted to and approved by Landlord prior to the commencement of any workXxxxxxxx.
(ce) Tenant shall procure all necessary permits before undertaking any work in the Premises, the Building or elsewhere on the Property; do all of such work in a good and workmanlike manner, employing materials of good quality and complying with all governmental requirements, ; and defend, save harmless, exonerate and indemnify Landlord and Landlord’s managing agent from all injury, loss or damage to any person or property occasioned by or growing out of such work.
