Common use of Tenant’s Liability for Early Termination Clause in Contracts

Tenant’s Liability for Early Termination. If Tenant terminates this Lease other than of right as provided in this Lease, Tenant shall pay to Landlord as liquidated damages for early termination, 150% of the annual rent for the year in which Tenant terminates, unless Tenant terminates during the last year of any Term under Paragraph 3 and Tenant has paid the annual rental for that year.

Tenant’s Liability for Early Termination. If Tenant terminates this Lease other than for cause or of right as provided in this Lease, Tenant shall pay to Landlord as liquidated damages for early termination, one hundred fifty percent (150% %) of the annual rent for the year in which Tenant terminates, unless Tenant terminates during the last year of any Term under Paragraph 3 Section 4 and Tenant has paid the annual rental rent for that year.

If Tenant terminates this Lease Sublease other than for cause or of right as provided in this LeaseSublease, Tenant shall pay to Landlord as liquidated damages for early termination, 150% one hundred twenty percent (120%) of the annual rent for the year in which Tenant terminates, unless Tenant terminates during the last year of any Term term under Paragraph 3 Section 4 and Tenant has paid the annual rental rent for that year.

If Tenant terminates this Lease Sublease other than for cause or of right as provided in this LeaseSublease, in addition to Rent paid under this Sublease, Tenant shall also pay to Landlord as liquidated damages for early termination, 150% of the annual rent for the year in which Tenant terminates, unless Tenant terminates during the last year of any Term under Paragraph 3 Section 4 and Tenant has paid the annual rental for that year.
