Tenant’s Rights on Default. If an event of the City’s default shall occur, Tenant, to the fullest extent permitted by law, shall have the right to pursue any and all remedies available at law or in equity, including the right to sue for and collect damages, including reasonable attorney’s fees and costs, and/or terminate this Agreement; provided however, that Tenant expressly acknowledges and agrees that any recovery by Tenant shall be limited to the amount set forth in Section 32 of this Agreement.

Tenant’s Rights on Default. Upon the occurrence of an Event of Default by Landlord, or at any time thereafter during the continuance of such default, Tenant's remedies under the Lease shall include, without limitation, an action for damages or specific performance. Tenant's remedies under the Lease shall be cumulative, and no remedy expressly provided for herein shall be deemed to exclude any other remedy allowed by law or equity or by other provisions of the Lease.
