TENANT'S SHARE OF INCREASED COSTS. Tenant shall pay Tenant's Share of Increased Costs in accordance with the terms of the Lease, except that the Base Year and Base Tax Year (as such terms are defined in Sections 6(a) and (b) of the Existing Lease) shall be the calendar year 1997. As of the Expansion Space Commencement Date, Tenant's Share of Increased Costs attributable to the Premises shall be increased to equal 3.288%.
