Term; Possession/Rent Commencement Dates. (a) The Premises are leased for a term (as the same may be extended in accordance with the provisions of Section 2.05, the "Term") of approximately seventeen (17) years, commencing on the date hereof (the "Commencement Date") and expiring at 11:59 p.m. (Eastern Time) on the last day of the calendar month in which occurs the fifteenth (15th) anniversary of the Rent Commencement Date (the "Expiration Date"), unless the Term shall sooner terminate pursuant to any of the terms, covenants or conditions of this Lease or pursuant to law. If Tenant validly exercises any option to renew pursuant to the terms of this Lease, the Term shall include any such exercised Extended Terms.
