Termination for Payment Default. 24. If any rent, deposits or other charges due are not paid by the due date to the Landlord, the Site, Tenant Chattels and Tenant Improvements shall be deemed abandoned by the Tenant and the Landlord may re-let the Site. Any late payment accepted by the Landlord will bear interest at the rate of 24% per annum until paid and a $45 fee will be assessed for NSF payments, but nothing herein expressed or implied shall be construed so as to require the Landlord to accept late payments.
