Termination of Unexercised Options. As of the date Tenant provides Landlord with its Second Expansion Premises Acceleration Notice, Tenant’s Right of First Offer (as hereinafter defined) and any portion of the Landlord’s Second Expansion Premises Contribution not claimed and properly utilized by Tenant in accordance with the Lease as of such date, shall immediately be deemed terminated and no longer available or of any further force or effect.
