TERMINATION ON ACCOUNT OF TAKING. If any portion of the Leased Premises or any portion of the Project materially affecting the use of the Leased Premises is taken in condemnation proceedings or by any right of eminent domain, this Lease shall terminate by lapse of time, as if the Term had always ended on the effective date of the vesting of title in the condemning authority.
