THE PARTIES FURTHER COVENANT AND AGREE. as follows: TAXES 1. The Lessee shall pay in each year included within the Lease Term, together with and in addition to the annual rent payment referred to in Part I b) above, the following amounts: a) such amounts as the Agriculture Minister, in his or her absolute discretion, fixes under subsection 7(4) of the Act as payment(s) to be made by the Lessee in lieu of municipal or local government district taxes and school taxes in respect of the Leased Lands; and b) an amount equal to any and all goods and services, sales, value-added or other taxes imposed on or collectible by the Lessor with respect to the said rent payments, and such amount shall not be considered rent for the purposes of this Lease Agreement but the Lessor shall have the same rights and remedies for recovering such amount as the Lessor has for recovery of unpaid rent under this Lease Agreement.
