Common use of TI Allowance Clause in Contracts

TI Allowance. Landlord shall provide to Tenant a tenant improvement allowance (the “TI Allowance”) of $15 per rentable square foot of the Premises, or $128,415 in the aggregate. The TI Allowance shall be disbursed in accordance with this Work Letter. Tenant shall have no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not required for the construction of (i) the Tenant Improvements described in the TI Construction Drawings approved pursuant to Section 2(d), (ii) any Changes pursuant to Section 4, or (iii) the installation of Tenant’s signage on the Monument Sign.

TI Allowance. Landlord shall provide to Tenant a tenant improvement allowance (the “TI Allowance”) of $15 162.00 per rentable square foot of the Premises, or $128,415 3,502,602 in the aggregate. The TI Allowance shall be disbursed in accordance with this Work Letter. Tenant shall have no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not required for the construction of (i) the Tenant Improvements described in the TI Construction Drawings approved pursuant to Section 2(d), ) or (ii) any Changes pursuant to Section 4, or (iii) the installation of Tenant’s signage on the Monument Sign.

The TI Allowance shall be disbursed in accordance with this Work Letter. Tenant shall have no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not required for the construction of (i) the Tenant Improvements described in the TI Construction Drawings approved pursuant to Section 2(d), (ii) any Changes pursuant to Section 4, 4 or (iii) the installation construction of Tenant’s signage on the Monument SignVivarium.

Landlord shall provide to Tenant a tenant improvement allowance (the “TI Allowance”) of in the amount o $15 per rentable square foot of the Premises, or $128,415 1,665,040 in the aggregate. The TI Allowance shall be disbursed in accordance with this Work Letter. Tenant shall have no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not required for the construction of (i) the Tenant Improvements described in the TI Construction Drawings approved pursuant to Section 2(d), ) or (ii) any Changes pursuant to Section 4, or (iii) the installation of Tenant’s signage on the Monument Sign.

The TI Allowance shall be disbursed in accordance with this Work Letter. Except as otherwise provided in Section 5(c) below, Tenant shall have no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not required for the construction of (i) the Tenant Improvements described in the TI Construction Drawings approved pursuant to Section 2(d), ) or (ii) any Changes pursuant to Section 4, or (iii) the installation of Tenant’s signage on the Monument Sign.

The TI Allowance shall be disbursed in accordance with this Work Letter. Tenant shall have no right to the use or benefit (including any reduction to or payment of Base Rent) of any portion of the TI Allowance not required for the construction of (i) the Tenant Improvements described in the TI Construction Drawings approved pursuant to Section 2(d), ) or (ii) any Changes pursuant to Section 4, or (iii) the installation of Tenant’s signage on the Monument Sign.
