Common use of Time and Manner of Payment Clause in Contracts

Time and Manner of Payment. Tenant shall pay Landlord Base Rent in monthly installments as set forth in Article 1 of this Lease. On the first day of the first calendar month of the Term and on the first day of each calendar month thereafter, Tenant shall pay Landlord the monthly installment of Base Rent, in advance, without offset, deduction or prior demand. Base Rent shall be payable at Landlord’s address or at such other place as Landlord may designate in writing.

Time and Manner of Payment. Upon the Commencement Date, Tenant shall pay Landlord the Base Rent in monthly installments as set forth the amount stated in Article 1 Section 1.4 above for the first month of this Leasethe Lease Term, prorated for any partial month. Base Rent shall be payable at Landlord’s address or at by wire/ACH to such other place account as Landlord may designate in writing.
